"I've had to fire some clients because they didn't follow protocol or went around me. If they call the listing agent direct, or look up tax records and call the owner, it's unethical, and I won't work with an unethical client."
- Atlanta realtor Allyson Roberts, having us believe that business is so good that she turns away suckers (oops, I mean 'clients'), and reminding us all why realtors are dinosaurs, June 2008

That Swanndive, ya gotta give it to him. He goes on and on about how he doesn't care about traffic to his unreadable blog, and then you have him trumpeting the past couple days about how he's rocketed from the dead to #2 (to HP) on the blogtopsites ranking.
So how did say he moved up the list? By doing posts and links about Eliot Spitzer's whore! And yes, this is the dude who wants to charge realtors down on their luck $150 to come hear how they can drive traffic to their websites. Sucker born every minute.
What's the logic - people searching for nudie pics of Spitzer's hooker might want to buy a house? Good god, are realtors really THAT dumb?
Here's a good session at the Swanndive confab you might want to check out:
2pm Session: "How to link to whores in order to drive meaningless junk traffic to your blog"
He also says that HP will be gone soon, and his blog will be #1.
"If we do 14,000 uniques and come in seventh for the week, Housing Panic will come in first with 31,000 unique visitors. In the long run, the bubble bloggers will be gone, and we’ll be first with 100K+ unique souls a week."
Anyway, since he's pushing people over to blogtopsites to publicize his latest traffic driving stunt, check out this blub I put up over there.
And I hope you like the title of this post - gotta stay #1 ya know. I hope Swann doesn't expect $150 from us. Hey, anyone in Phoenix want to go to the Swanndive Conference and represent HP? Or better yet, wouldn't it be a hoot to get a group together to protest outside? Make up some "realtors are liars" and "Can I get my 6% back" signs?

It's always a bad idea when the crack dealer starts using crack. Well, how many used home salespeople started doing used homes? Here's three.
Bubbletracking has this great image of three realtors in one cul-de-sac in California all going into foreclosure.
And yes, these are they types of poor homedebtors that Hillary Clinton wants to bailout. These are they types of housing gamblers that Congress just allowed Fannie and Freddie to refi (and if they do the taxpayer will end up bailing them out).
And these are they types of homedebtors that should serve as Exhibit A why there should be no taxpayer funds spent rescuing realtor housing gamblers!
Makes you want to know how many homes in foreclosure are "owned" by realtor gamblers. Wanna bet it's half?

There are two sides to the housing crash debate.
You have HP'ers and a slew of real economists who predicted the housing crash before it happened, and now it's happening. And we're also saying we have much, much farther to fall, and that this crash will go worldwide. It's the fundamentals stupid, and they're still WAY out of whack.
And then you have the clueless realtors, mortgage brokers, title agents and other REIC whose livelihoods depend on people NOT wising up, even though they probably know deep down that this whole thing was a giant Ponzi Scheme and mania, but don't want to admit it to others, or even themselves.
Well, here's a hilarious and kinda sad post from that side of the coin, thanks to an eagle-eyed HP'er. You just have to read the comments. You can literally smell the denial, and hatred for sites like HP who popped their precious bubble.
What's funny is that many view HP'ers as pessimists. Actually, we're optimists - we're optimistic that home prices are going to keep crashing, until they come back to reality. We're optimistic that hundreds of thousands of unethical realtors and mortgage brokers are going to go away. And we're optimistic that people are going to be smarter in the future with their money, and with who they trust with financial decisions.
I feel like I'm reading something out of a history book, describing the denial, the cluelessness and the complete lack of a financial education that helped cause the mania, and was still alive and well even as the mania collapsed.
As long as we pay closer attention to the media than we do our own common sense, we will not be at the bottom. The media preaches that we are not at the bottom and when we listen, we confirm that. We keep waiting, and that keeps the perpetuation of the downturn in motion.
We must understand that the moment we feel we are at the bottom, we will be. When investors think the best deals are now, they will be. However, when we listen to those who keep stating that we are not there yet and believe them, we will make them right.
And here's a few choice comments for your reading pleasure...
* It seems like I run into a consumer every day who truly believes the market will continue to plunge. Those same consumers are going to feel pretty silly when they realize the market has turned and they missed the boat!
* As always, you hit the nail on the head. It's a great time to buy, NOW!!!!
* “Smart People Are Buying Real Estate Now”. I love that saying

It's time to watch this classic Fox News Peter Schiff video where he goes against RE/MAX's Tom Adkins and blowhard Mike Norman. Guess who was right?
I love this video from 2006. Adkins and Norman are so completely and arrogantly wrong, I don't know why anyone would EVER go to them for financial advice again. Their careers should be over, but I would guess that's already been taken care of.
A special note for Mike Norman: Sir, not only are you an as*hole, blowhard and a jerk, but you're a discredited hack who should never work in the financial realm ever again. You're toast.
A special note for Tom Adkins: Nice hair.
And to Peter Schiff - thank you, you are a man of patience and class to go up against ignorant yahoo's like these two and keep your cool.

And then another ramen eating realtor who doesn't understand economics pleaded with the sheeple to stop panicking. And of course they panicked more.
When crowds see panic, they panic. It's just human behavior. When people buy financial assets solely for the promise of future appreciation and then that promise goes kaput, the value of the financial asset goes kaput too.
When Ponzi Schemes and classic financial manias end, and they always do, it's simply every man for himself in a desperate rush for the exits. Appeals to "remain calm" from the bagholders and scheme enablers do the exact opposite.
Here's the letter to the editor (thanks doom) from the simplistically clueless and yet oh, so naively optimistic Scottsdale realtor who doesn't understand manias and panics, and also doesn't understand that realtors like him are to blame.
How to help the real-estate market
Here is a moderate solution to the real-estate market:
There are more than 58,000 homes on the market. If each and every person who does not need to sell his or her home, or can wait to sell, takes his or her home off the market, the market will correct very quickly.
What we would see is all the homes that the banks have had to take back or the short-sale homes. After a few months, we would have a strong housing market. In fact, if many Realtors would educate their sellers about this, everyone would be happy.
Sellers would get closer to their asking price, buyers would feel more confident when making a decision to purchase, and Realtors would not be throwing their hard-earned money out the window to market a property that will not sell.
I honestly believe that the greed of the banks and mortgage companies are to blame for a majority of this mess. We are helping them out. But in order to keep happy customers and create a strong housing market, we all must work together.
If you are planning to sell your home in this market, think again. Waiting just a little longer could mean extra money in your pocket. - Jason Grandon, Scottsdale

HP Open Thread to talk about how disgusted you are with realtors and mortgage brokers
Child pornographers
Pedophile priests
Pimps
realtors
Mortgage brokers
After this whole thing melts down, and people are disgusted by real estate, right or wrong the realtors and mortgage brokers are going to take most of the blame. Sure, there's probably some nice and honest folks hidden amongst 'em. But as a class, these two professions are doomed.
Their commission-fueled lies and bad behavior these past few years will not be forgotten soon.
