Our work here is nearly done. HousingPANIC (the blog) will end on November 5, 2008


Longtime HP'ers know there were a few main reasons for this blog:

1) To warn others of what was about to come
2) To expose the lies of realtors and the REIC and our leaders in DC
3) To expose America's addiction to debt and over-consumption
4) To make housing affordable and stable for future generations

And now, what we warned was coming, it came.

And now, realtors and the NAR have been forever and irrevocably discredited. The REIC is in tatters. Congress' approval rating is at an all-time low. And our corrupted leaders have been exposed.

And now, debt is seen as disgusting, Hummer's are mocked, and yes, future generations may be able to afford a house, and not see a house as a lottery ticket or get-rich-quick scheme.

There is still much to be done. Angelo Mozilo and Michael Perry (and thousands more) need to be prosecuted for their crimes. Home prices need to fall until the economic fundamentals make sense again. Hundreds of thousands of realtors need to find new work and the remaining ones need to find a new business model. And every incumbent in DC needs to be voted out of office.

But our work here at HP is nearly done.

So, I've decided to end the blog the day after election day - November 5, 2008, the third birthday for this blog. HP is supposedly the #1 real estate blog in the land, so let's go out on top.

We'll know on November 5th whether America has decided to plunge into the abyss, by re-electing the REIC-corrupted incumbents in Congress by an overwhelming majority, while putting the unacceptable and dangerous McCain/(TBD) ticket into the White House. Or whether America goes in a new and better direction.


Make no mistake, housing prices will keep falling, ignorance in America will continue, corruption will go on in DC, realtors will keep lying to earn a commission, the taxpayer funded bailouts will continue, and our national debt will keep soaring.

But that'll be for others to discuss.

I hope you've enjoyed the blog. I hope you've made good financial decisions these past few years. I hope you were able to warn others. I hope you've had some laughs, and I hope you've gained some new knowledge.

10,000,000 views, 6,000 posts, and three years later, our work here is nearly done.

It's been an honor, with your help, to expose the truth.

Even while the truth has sucked.

Keith, thanks for all your great posts. I was a late arrival (maybe 18 months ago) but I remain astonished how there has consistently been better financial coverage and analysis on this blog and a few others (e.g. cryptogon.com) and more *foresight* than we ever got from the MSM, Bernanke, Greenspan, Chitibank, Gordon Brown, et al...

Let's hope we'll all be celebrating together on Nov 5th. God knows Obama isn't perfect, but Mister Magoo McCain is quite possibly even worse than Bush.

I hope you realize that all the other bloggers you inspired like myself, and all your readers want you to keep writing and exposing the truth that the MSM won't cover.

Even when the housing market recovers there will be more stupidity and corruption going on and we need Keith to be there writing about it.

Keith your blog is the truth teller in a sea of corruption, lies, and outright theft of taxpayers money (i.e. Mozillo, Bernanke, Perry, etc.) I came late to your blog I've been reading for about 12 months and your blog is hands down the most informative and entertaining blog on this subject in all of cyberspace.

I agree with the earlier post on November 5th I hope you start anther blog called EconomicPANIC or something similar because the next few years are going to be crazy regardless of who wins the election. The last eight years of Bush has already ensured that!!

Your posts are brutally honest and gut-bustingly hilarious, all at the same time. Your blog is the first one I read on a daily basis to get insight on housing, economics, debt, culture, and politics, in a powerfully cogent nutshell.

Thanks to you, although I did (grudgingly) buy a new house in Atlanta at the end of 2007 (hard push from wife ready to settle down and start family), at least we waited as the builder dropped the prices by 25 percent. We could have waited for 5% - 10% more, but at least our mortgage is manageable at just over 2x our household income with a fixed rate mortgage. We're getting rid of debt and preparing for the panic that we see coming. She now understands the panic that's on its way and we are eliminating debt and preparing for the economic challenges to come.

Though we know that we are already probably underwater, we have no plans to move, and are looking at our house as shelter, not an investment. Your blog helped me and my wife minimize the risk of living a horror story like the couple in the "Suzanne" video.

Peace and blessings to you in your current and future endeavors. If you start a new blog, I'll be a loyal reader from the start.

I do agree with your choice to wind er down... if for no other reason than someday, there will be a recovery. When that happens there will be a number of blogs still out there screaming "its just getting started"!!! "Dont buy now"!!!

Thus, its best to go out on top - hold your head up high and realize there isnt a person in the world who now doesnt know of the bubble, and you were vital in spreading that message. Cheers!

Keith, a few years ago when the housing craze was peaking (buy now or be priced out forever...) I sat down at my computer thinking what the hell was happening and typed in "crazy house prices" in search and was led to here. I was surprised to find other people that thought this whole housing thing was insane and couldn't keep going and had to crash. As was stated above the best to yet to come will it be the break up of the country (Obama) or World War 3 (McCain), hell of a choice isn't it. Enjoy and give us a phone call (posts)to let us know how your doing every now and then.

Sorry to hear you're closing the blog. As a blogger myself, I know how much work it takes to do this stuff.

HP is one of the best blogs on the web. I don't know what you do for a living, but you could have been a great professional journalist. However in today's media, that means someone would have fired you.

Like some of the other readers have said, the chaos we're in is going to continue-no doubt. I'm backing Obama/Biden, but BushCo has put us in such deep sh!t, that it guarantees pain and chaos going forward.

I'm worried about our first grandson. His future is absolutely in doubt (that's why I don't look forward to a complete meltdown in our country-even though it probably deserves it).

Your blog took on what the corporate media whores refuse to. It will be missed.

Here's a thought. Take a break, and then come back with a new blog. Kick ass and take some names.

Keith - your blog has made me look so smart at so many social gatherings and workplace events. Your view of the world will sorely be missed if you leave the blogging world completely. We still have the credit crisis, global economic issues and of course political/congressional commentary. The news sites are generic crap and many don't allow you to comment for fear someone will disagree and make their reporters look uninformed.

I'm very sorry to see this site go, though I agree with you the truth is now known and thus the mission is accomplished. I've been with you from the very beginning.

My only suggestion is that you might want to start a new site, one that deals the the reconstruction of the US economy after the crisis abates. My feeling is politicians will not always to the most pragmatic approachs.

Keith,I've followed your blog since the beginning and you literally saved my sanity when I panicked and figured I should buy a house as prices were soaring and I was reminded by co workers and other "friends" what an idiot I was by not buying, even how I was damaging my family by continuing to rent. Many sleepness nights reading all comments on HP and even writing comments myself asking if maybe I should buy afer all?? You literally stopped me from buying (live in Miami Beach)and I am eternally greatfull for you (I mean that!!) Your blog introduced me to many other good blogs but your blog is not only informing but also entertaining. Keith I have never been a follower of any kind, and reading a blog day after day is a new thing for me. I hope you re consider, maybe posting once a week? This leaves a void.

Thank you for posting my thoughts even though I know you strongly disagreed with me sometimes, and that’s what made this blog great!

But I must leave you with another thought:

As a community we’ve pointed out many imperfections with the United States of America, (aside from Housing issues) at times pointing out the problems with the US was the heartbeat of this blog.

Through all this time there has not been a moment when another culture, country or people have done a better job at tackling the same challenges we all face.

Europe in particular is the biggest hypocrite of all, Europeans have attempted to sabotage us on every misstep in the past 10 years, while they have had no better solutions to the same problems we all face.

Fellow HPers:
1)I now know for sure that the US is the best chance for mankind, although not perfect.

2)History will not be kind to evil and rotten Europe, and rightfully so.

I've never commented on any blog ever in my life, but in this case I have to say thanks. I run a very successful long-short equity fund. We started searching the blogs back in mid-05 trying to gain real-time insight into anecdotal stories supporting the inflection in the housing cycle. By late that year we were closely monitoring a half dozen blogs, including HP, which I came across only days after you launched.

We ended up hitting a home run shorting everything housing and mortgage related. Over time as the bet has played out and been scaled back, I have stopped visiting most RE blogs, except this one. Why? Because it is the only one that has made me laugh. And many times that has meant out-loud-spewing-coffee-laughing-my-ass-off. I've even turned a few kindred souls onto your wits, and when we meet for the occasional after work drinks, we often share a chukle about one of your outrageously on the money postings.

It's been a great ride. Going out on top and in fine form is a shrewd move.

Best of luck, and thanks again for your efforts and for bringing very valued humorous moments into my otherwise mostly stressful days.

I hate to see it go! Several years ago, at the height of the housing bubble, I thought...well, the world was right and I'm crazy, however, I will NOT pay $500k for a f'ing fixer-upper dump. HP, and it's highly intelligent posters, were my therapy and guess what....Keith and the assorted nutters were right!
In this blog, I found that there were Americans, who indeed knew the value of a dollar and that debt was not the be all end all. It was/is a very dangererous tool....like a chop saw.
Only the best for Keith and all the posters.

Thanks. As a young professional who dearly wanted to buy into the crazy real estate market of the Washington DC area about two to three years ago, this blog helped keep me grounded. When everyone told me "buy now! Real estate prices only go up!!!" I turned to forums such as this blog to get another perspective (which ultimately ended up being the correct one). I'm not making any plans beyond the fifth of november, but I think you all see why this blog should end on that day.

In the end, HP is like any good book - a beginning, middle and end. It's a good time to wrap it up. Maybe I'll move on to new topics, and a new blog, maybe I won't. We'll see how events unfold.

That said, when Mozilo gets arrested and HP is no more, we've gotta post somewhere! Me too!

What would you think about turning this audience over to housingdoom? Nominate sites here and then I'll do a thread on what we decide.

Maybe you can guest blog on HousingDoom on a somewhat regular basis? Or maybe you can bring on another moderator onto HousingPanic? If I were you, I wouldn't want to shut this blog down completely- its an asset to you, something that you can cherish forever. Maybe one day tell your kids about if you have any down the road. Perhaps you can do it as a weekend linkfest blog, where once a week you post your thoughts and let everyone comment on it? There's a lot to be done here that suggests you should not end the blog, rather, you should re-format it.

I found your blog right after I bowed out of purchasing a home in Queen Creek, AZ in '06. Many folks told me I was making a huge mistake when I backed out (they're not making any more land!) and that purchasing would have guaranteed a bright financial future (my real estate agent). HA! DR Horton can kiss my ass! I would have been nearly $100K underwater by now and driving 50 miles each way to/from work. In the back of my mind I knew I made the right choice, then I found HP. God, what a breath of fresh air. Instead of buying I found a better job where I make more money and enjoy ownership through ESOP, I'm paying down debt as well as saving money. I lead a pretty boring life, but I'm living within my means. And that's something I've never been good at, until now. I have a written budget and a plan. Your blog helped me more than I can say.

Thank you for helping me maintain my sanity as a renter for the past two years knowing I was doing the right thing. Someone else said your blog was the best economics class they ever had - I gotta second that one. Hell, I'm an engineer not an economist. And I needed this blog to help me truly understand what I needed to learn at a very important time in my life. The laughs were just gravy.

Don't do it!! I have been with HP since early on and look at it at least every day. You helped keep me sane while being surrounded by socal denizens who when I said "I'm waiting to buy until prices go down" looked at me like I was wearing a tin hat and talking about government mind control.
Your blog was not just incisive and informative, but also made me laugh out loud way too many times to count.

I can't remember my password, I hate being anon, What in the world will I do every day for news? I just found you last July. It was amazing seeing the predictions you posted coming true. I live in Georgia, and I tell you it feels like the wheels are coming off the wagon. Please start an economic panic site. I don't eat out much, but last week went through a local fast food at lunch, I mean the middle of lunch, there was one car in front of me. The guy behind the counter said "it's bad, we are not busy at all, and it has been like this for a while now". I drove past the mall and the restaurants on Saturday maybe had two to three cars there, my son wanted to know if they were closed. Oh, and there is the FEMA guy who came to our house, we had a tornado go through. he wanted to see inside our house, it was not damaged. He came in and counted our TVS! What is that for???? I am not a paranoid type, so don't dismiss this. I promise you that is what he asked. My son was asleep in the room, and he said he did not want to disurb him, so .."do you have a tv in that room?" Somebody --YOU..I nominate you, needs to help us expose what is happening in our country. Please.....Please don't go!!! Just change focus. First off, back up everything, put it on a disk, store in a safe place.

I must echo other posters, take a hiatus. Then come back but with limited post, maybe once a month or once a quarter. If you do decide to continue but in another direction, no need for a new blog with a new name; this is ground zero, time zero for things to come.

Inevitably, we’ll see this all over again and I’ll need some links.

Years from now, when some cheesy realtor tells the sheeple “housingnevergoesdown, theyarenotmakingmoreland, buynoworforeverbepricedout”

We’ll simply give them the link to the Nov 05 2005 post and say “start here, and read forward”.

Since the blog has gone waaaaaay off track from housing, I think this is long overdue. I wish you'd get back to the housing roots but based upon your blogging, your interests are obviously all over the map. Thank you for what was once a wonderful site to visit and for giving me the guts to sell in 2006. I was the last to list in my area and the first to sell, late that spring, as I cut my price slightly. You helped me save at least 10%, while my clueless realtor thought things were sluggish because rates had gone up-she didn't see the tidal wave coming. You are a talented writer and your short sell stock picks were absolutely genius. Thank you and please come back or tell us where to find your comments in the future.

This blog has moved on from housing anyway, and turned its focus to the election, which I am thoroughly enjoying. I Loved your "endorsement" for Sarah Palin.

Mish and Slopeofhope are informative and entertaining, but nothing compares to HP.

Maybe you could do something new, less prolific - weekly perhaps? And get someone to help moderate the posts.

Maybe call it "Keith's Place".

I don't blame Keith for leaving after the election. 40-50% of the population is going to be pissed off no matter who wins because they will have voted for the loser. It doesn't matter - whether it's McCain or Obama - there is quite a mess to clean up and it's going to be painful either way. It's time to take our medicine - though it would be less painful if Keith were there to give a play-by-play. Just remember how many people didn't think Jesus was the messiah and how many thought George Bush was good enough to vote in twice (let alone the first time) before you decide that your candidate is right and the other is so wrong. What this country sorely needs is middle ground right now. Probably good that Keith is in the UK or wherever he's going to spend his time traveling. Though I do hope Keith shows up again somewhere sometime soon in 2009.

While not always agreeing with you, I absolutely love this blog! I have been a faithful reader for a very long time.

"The Thinker" was a very entertaining original poster. But I have come to enjoy so many of the regulars. Paul E. Math, Andrew Hack and the stupid Americano posts, Frank @ scottsdalesucks.com, Devestment and so many more. It is like a neighborhood bar with all types of personalities.

And while being entertained, I have learned quite a bit. You will be missed Keith, and so many of the regular posters! Thanks for backing up alot of my gut feelings and working to educate me as to why I should trust my gut. I will have alot of extra time on my hands when your blog goes away. Now that the dumbasses at CNN have recognized there's an economic train-wreck afoot, at least they're saying something about it. But your voice is still smarter than theirs. I'm with the others that have proposed a hiatus, I hope you consider that route. Handing us over to housingdoom or anywhere else isn't going to happen, we've all seen the other blogs, we keep coming back to this one for a reason.

In addition to the real reporting you've been delivering, the incendiary humor and the general economic thoughts have been great. I learned about put options and put them to work to make a killing on CFC and IMB's wipeouts last year, per your advice. You'll be missed.

Thank you for the time you have committed to this blog. I think the most subtle but damaging thing about our current situation is that the people who are being stepped on by special interest, politicians, and the powers that be are way too financially strapped to make their voices heard. (I know from my own experiences that working full time + just to make ends meet leaves one with little to time to speak out for your beliefs.) By taking on the social madness that has been the housing bubble, you have been a voice for those folks, including myself.
I'm sure you have better things to do with your time, but it would be great if you decided to keep going...Thanks again.

Dear Keith,

Thank you for all your good work. I see my own sentiments in the words of so many others in this thread.

Even though I have a BS, MBA, CFA & CAIA, in late 2005 I was starting to crack; doubting that the housing market was ever going to come back to reality. Then I typed "housing bubble" into google, and there you were. I've been a constant reader and poster ever since. I felt it my duty as a true HPer to try to post something everyday. I also spread the URL to as many of those who I thought would be open to learning the truth.

Also, thanks for the courage that allowed me to continue to buy puts on the homebuilders and CFC. I went in a year too early, but came back strong last year - thanks to HP.

I truly wish you the best of luck in whatever you do in the next chapter of your life.

I'm sorry to see that you are going. I have been a loyal reader since at least early 2006, but probably before that. I don't know how I found your blog, but I am very thankful I did so. You are still my first stop every morning to hear your colorful commentary.

Because of your blog and several others, my wife and I sold our house in December 2006 for almost twice what we paid for it in 1998. We are now getting ready to buy again, a foreclosure. This new house will be less expensive, after adjusting for inflation, than the home we bought in 1998.

I know that this is not the bottom in the market, but this house is a really good deal and I'm now willing to ride it out from here.

Thank you again for all your hard work. I started a blog this past year and I haven't been able to get more than about 5 posts a month up. The fact that you do multiple posts every day is impressive and very dedicated on your part.

this is a great blog and i hope you will keep it going. in 2009 when the alt-a's and option arms start to reset, there will be even bigger things to blog about.

i think you should start a different blog to concentrate on your purely political stuff, like the election, etc. that way you can cater to the people who like your politics but not alienate those who don't but who agree with you on the housing bubble.

if you decide to end HP in November, then i'll say thanks now, it was great of you to lead this blog. definitely gave me laughs, education, and perspective on the bubble...not to mention allowing me to make a few bucks shorting countrywide and first fed in July 07!

Great job. I've been a regular reader and occasional poster during the last 3 years. This is my favorite blog and I hate to see it go but I do admire your call of ending this on a high note.

Who will I turn to check on the progress of failing banks? Do you have recommendations on other blog sites to check out? This was a most insightful service.

Seriously, think about the phase in the cycle that we are in; we haven't reached "panic". Bring back the sine wave, and let the posters vote on which phase we are in.

I think you'd agree that "panic - I don't care what price, I just have to get out of this god-forsaken money pit" has not arrived.

Don't you owe it to the concept of the site to be here to call the "panic" phase?

Perhaps if you've worn from three great years, you could turn the keys over to someone trusted?

Keith,.... remember this one; "I have baaaaaad news for you...." ... oh my god I laughed so hard. You are just so witty and sharp and funny and brazenly blunt. But you say what is true and what we all know and what we're thinking but you make it alive for us. I'm devastated that you can't continue on.
