Longtime HP'ers know there were a few main reasons for this blog:
1) To warn others of what was about to come
2) To expose the lies of realtors and the REIC and our leaders in DC
3) To expose America's addiction to debt and over-consumption
4) To make housing affordable and stable for future generations
And now, what we warned was coming, it came.
And now, realtors and the NAR have been forever and irrevocably discredited. The REIC is in tatters. Congress' approval rating is at an all-time low. And our corrupted leaders have been exposed.
And now, debt is seen as disgusting, Hummer's are mocked, and yes, future generations may be able to afford a house, and not see a house as a lottery ticket or get-rich-quick scheme.
There is still much to be done. Angelo Mozilo and Michael Perry (and thousands more) need to be prosecuted for their crimes. Home prices need to fall until the economic fundamentals make sense again. Hundreds of thousands of realtors need to find new work and the remaining ones need to find a new business model. And every incumbent in DC needs to be voted out of office.
But our work here at HP is nearly done.
So, I've decided to end the blog the day after election day - November 5, 2008, the third birthday for this blog. HP is supposedly the #1 real estate blog in the land, so let's go out on top.
We'll know on November 5th whether America has decided to plunge into the abyss, by re-electing the REIC-corrupted incumbents in Congress by an overwhelming majority, while putting the unacceptable and dangerous McCain/(TBD) ticket into the White House. Or whether America goes in a new and better direction.
Make no mistake, housing prices will keep falling, ignorance in America will continue, corruption will go on in DC, realtors will keep lying to earn a commission, the taxpayer funded bailouts will continue, and our national debt will keep soaring.
But that'll be for others to discuss.
I hope you've enjoyed the blog. I hope you've made good financial decisions these past few years. I hope you were able to warn others. I hope you've had some laughs, and I hope you've gained some new knowledge.
10,000,000 views, 6,000 posts, and three years later, our work here is nearly done.
It's been an honor, with your help, to expose the truth.
Even while the truth has sucked.

Keith, many thanks for all your hard work and getting smiles on my face each evening reading the new entries.
HP's gotta go, Disneyland (the US) goes on.
NOOOOOOOOOOO!!!!!
do you plan to start another blog?
thank you, and
farewell?
Keith, thanks for all your great posts. I was a late arrival (maybe 18 months ago) but I remain astonished how there has consistently been better financial coverage and analysis on this blog and a few others (e.g. cryptogon.com) and more *foresight* than we ever got from the MSM, Bernanke, Greenspan, Chitibank, Gordon Brown, et al...
Let's hope we'll all be celebrating together on Nov 5th. God knows Obama isn't perfect, but Mister Magoo McCain is quite possibly even worse than Bush.
Ha ha - you'll be back!
No plans right now.
We'll see what America decides to do on November 4th.
I totally get it, but I'm so sad to be losing your voice. I'll miss HP real bad.
Thanx Keith! But don't go the fun is only just starting.
Keith,
Housing Panic may be over. but Economic Panic is just beggining.
I hope you realize that all the other bloggers you inspired like myself, and all your readers want you to keep writing and exposing the truth that the MSM won't cover.
Even when the housing market recovers there will be more stupidity and corruption going on and we need Keith to be there writing about it.
Keith,
you have provided a monumental service.
I really do hope you decide to NOT stop posting.
The party is just getting started.....
Say it ani't so Keith
The Ace
It was entertaining and as Gus said in Lonesome Dove as he lay dying
"My God Woodrow it's been a party"

I agree with noodles. I might add a longer post later. But Keith, thank you for being a place to see you and Andrew Hac. Hell, I might even miss Frank before you know it...
ATE-UP
No, no, no. I read this blog every day. The articles you post are very informative.
And who will take your place? No one.
Please do not shut down.
NOOO!!! Keith your blog is the truth teller in a sea of corruption, lies, and outright theft of taxpayers money (i.e. Mozillo, Bernanke, Perry, etc.) I came late to your blog I've been reading for about 12 months and your blog is hands down the most informative and entertaining blog on this subject in all of cyberspace.
I agree with the earlier post on November 5th I hope you start anther blog called EconomicPANIC or something similar because the next few years are going to be crazy regardless of who wins the election. The last eight years of Bush has already ensured that!!
You cannot shut down. This is the funnest blog about housing out there.I have been on board for about 4 years I think. It has been a blast to rip on the casey's of the world. You must find some way to stay afloat here.Is there any way you could make this thing more profitable?
Jersey Girl
Say it isn't so! I rely on your opinions and perspective!
Always have the good sense to go out on top. "Jumping the shark" is always embarrassing.
Great job, Keith.

limitless topic potential. the focus may change but you're not going to stop. now *THAT* i'd put money on at fairbet.org or wherever you shady ex-pats gamble away your tax free earnings.
Thanks Keith,
It's been a great ride. My friends all think I'm a prophet and hang on my every word.
I'm proud to say I'm going to vote for McShitstain and the GILF. Why half flush and circle the bowl for 4 years when you can guarantee revolution?
Think about it!
No No No!! Keith don't do it dude, this is the best blog EVER, my favorite site. Can't tell you how much I've learned and how many laughs i've had, and I only discovered the site 6 months ago.
WHY??????? New job? Family? Just tired?
Keith,
Your posts are brutally honest and gut-bustingly hilarious, all at the same time. Your blog is the first one I read on a daily basis to get insight on housing, economics, debt, culture, and politics, in a powerfully cogent nutshell.
Thanks to you, although I did (grudgingly) buy a new house in Atlanta at the end of 2007 (hard push from wife ready to settle down and start family), at least we waited as the builder dropped the prices by 25 percent. We could have waited for 5% - 10% more, but at least our mortgage is manageable at just over 2x our household income with a fixed rate mortgage. We're getting rid of debt and preparing for the panic that we see coming. She now understands the panic that's on its way and we are eliminating debt and preparing for the economic challenges to come.
Though we know that we are already probably underwater, we have no plans to move, and are looking at our house as shelter, not an investment. Your blog helped me and my wife minimize the risk of living a horror story like the couple in the "Suzanne" video.
Peace and blessings to you in your current and future endeavors. If you start a new blog, I'll be a loyal reader from the start.
Good choice Keith. Your articles and comments were very illuminating, and you have done a tremendous service to the blogosphere.
I do agree with your choice to wind er down... if for no other reason than someday, there will be a recovery. When that happens there will be a number of blogs still out there screaming "its just getting started"!!! "Dont buy now"!!!
Thus, its best to go out on top - hold your head up high and realize there isnt a person in the world who now doesnt know of the bubble, and you were vital in spreading that message. Cheers!
Keith, a few years ago when the housing craze was peaking (buy now or be priced out forever...) I sat down at my computer thinking what the hell was happening and typed in "crazy house prices" in search and was led to here. I was surprised to find other people that thought this whole housing thing was insane and couldn't keep going and had to crash. As was stated above the best to yet to come will it be the break up of the country (Obama) or World War 3 (McCain), hell of a choice isn't it. Enjoy and give us a phone call (posts)to let us know how your doing every now and then.
5.) Providing me with a good laugh most every day.
Been visiting the site since around the beginning, rarely posting (I never learned anything when I was doing the talking). Still haven't become an FB, and have learned a lot more than just housing. Thanks for all your efforts through the years. I will miss this blog.
Keith... sad news. All the best.Keep travlin!
I don't know why it doesn't surprise me to learn you will be stopping the blog after the election. I have been reading for over two years and have found your thoughts and contributions fascinating and right on the money.
Based on your blog, I have been light-years ahead of the others I know and work with and they have been shocked at my "insights" gleaned from here.
You have provided a valuable service to all of us - thank you and good luck. You helped put the truth in front of the American public! And I will be voting for Obama/Biden!
Another ObamaNAZI bites the dust.
Why end HousingPanic when the panic is just starting?
Keith, please reconsider this and simply make a hiatus for 6 to 12 months. I'm sure housing will still be a huge issue in November 2009.
Keith,
Sorry to hear you're closing the blog. As a blogger myself, I know how much work it takes to do this stuff.
HP is one of the best blogs on the web. I don't know what you do for a living, but you could have been a great professional journalist. However in today's media, that means someone would have fired you.
Like some of the other readers have said, the chaos we're in is going to continue-no doubt. I'm backing Obama/Biden, but BushCo has put us in such deep sh!t, that it guarantees pain and chaos going forward.
I'm worried about our first grandson. His future is absolutely in doubt (that's why I don't look forward to a complete meltdown in our country-even though it probably deserves it).
Your blog took on what the corporate media whores refuse to. It will be missed.
Here's a thought. Take a break, and then come back with a new blog. Kick ass and take some names.
This is for you Keith.
http://jp.youtube.com/watch?v=MrEx5_TlTQ0
My guess is that Keith is becoming a community organizer in Southside Phoenix.
20 years from now we'll see him running for President with the foundation of 2 great achievements, Housing Panic Blogger and Phoenix community organizer. God Bless.
I can only imagine the amount of work required to write such an excellent blog and keep it going week after week, month after month. Keith, I'm sure you have other areas of life you would like to focus on...
Still, HP is by far my favorite housing blog and the one I check first, almost daily. I will be very sad the day that there is no more HP.
Keith - your blog has made me look so smart at so many social gatherings and workplace events. Your view of the world will sorely be missed if you leave the blogging world completely. We still have the credit crisis, global economic issues and of course political/congressional commentary. The news sites are generic crap and many don't allow you to comment for fear someone will disagree and make their reporters look uninformed.
I have enjoyed this blog. Sad to hear it is going to shut down.
The real fun is just about to start.
Hi Keith,
I'm very sorry to see this site go, though I agree with you the truth is now known and thus the mission is accomplished. I've been with you from the very beginning.
My only suggestion is that you might want to start a new site, one that deals the the reconstruction of the US economy after the crisis abates. My feeling is politicians will not always to the most pragmatic approachs.
Phil
Keith,
I have enjoyed the blog on a daily basis. At times I have stood with you, at others I have critized you, and it was a great forum to be able to learn about and 'have at it' on these issues.
You can't go... you just can't!
Can anyone get a court injunction to keep this blog going?
Keith - great run! Agree, go out on top . . .gues I will just hang out at Noriel Rubini's kind of boring blog. . .will miss all those Youtube videos!!. . .
Bummer
I'll miss this blog. Thanks.
Keith,I've followed your blog since the beginning and you literally saved my sanity when I panicked and figured I should buy a house as prices were soaring and I was reminded by co workers and other "friends" what an idiot I was by not buying, even how I was damaging my family by continuing to rent. Many sleepness nights reading all comments on HP and even writing comments myself asking if maybe I should buy afer all?? You literally stopped me from buying (live in Miami Beach)and I am eternally greatfull for you (I mean that!!) Your blog introduced me to many other good blogs but your blog is not only informing but also entertaining. Keith I have never been a follower of any kind, and reading a blog day after day is a new thing for me. I hope you re consider, maybe posting once a week? This leaves a void.
Thanks a million!!!
Thanks for your efforts, Keith. You and the blog will be missed!
Gee Keith, just as the mother of all bubbles (the standard of living bubble) is about to burst in this country you decide to end HP. Stick around for the fun.
Wow. What a sad day for the bubble bloggers and really for me. You will really be missed. I haven't been as active a poster as I was back in the day, but I still log on every single day, Keith, since November 2005.
In Sept. 05, I Googled 'Housing Crash' for about two months looking for REAL NEWS about what I SAW going on here in Orlando, and found nothing till, then, ......all of a sudden, there you were. TRUTH OUT! (*:
Butch, Borkafatty, Richard, Buzz, Mammoth, Paul E Math, Devestment, Metro, Andrew from Russia, stuck in so pa, and folks where will you guys be????? Please post your hangouts.
Well Richard has a blog and so does Buzz.
Andrew Hac, not so much worried about losing his perspective.
Keith, Casy Serin came back and has all his followers back after 8 months.
Please consider a sabbatical, then come back with a few moderators to help you.
Well, anyway, you do not need advise from me, and that advise is selfishly motivated, Keith, I admit.
Let me say Thank you for the ride and I always have my handle to remember you fondly and remind me of you and the 'brown shirts and flying monkeys'.
FMW
PS, I am really glad Infidel Woman did not kill your blog. he he
Al- Queeferonio.
It’s been a blast!
Thank you for posting my thoughts even though I know you strongly disagreed with me sometimes, and that’s what made this blog great!
But I must leave you with another thought:
As a community we’ve pointed out many imperfections with the United States of America, (aside from Housing issues) at times pointing out the problems with the US was the heartbeat of this blog.
Through all this time there has not been a moment when another culture, country or people have done a better job at tackling the same challenges we all face.
Europe in particular is the biggest hypocrite of all, Europeans have attempted to sabotage us on every misstep in the past 10 years, while they have had no better solutions to the same problems we all face.
Fellow HPers:
1)I now know for sure that the US is the best chance for mankind, although not perfect.
2)History will not be kind to evil and rotten Europe, and rightfully so.
Keith, Good luck and keep learning..
Any chances for a book?
I'll buy it!!!
where will I go?
Thanks for your insight. Glad to know you will at least be with us until Obama wins on 11/4. After that, please keep in touch in some way!
I greet this posting with a mixture of fear and relief. I really spend way too much time here and need to cut back. But your departure means going cold turkey and that scares me.
Hopefully someone will start a new blog and the torch will be passed.
Ideas for new blogs and people who should moderate them:

2) 'ObamaPanic' by frank@scottsdalesucks.com
3) 'PanicPanic' by Andrew Hac
Keith -
I've never commented on any blog ever in my life, but in this case I have to say thanks. I run a very successful long-short equity fund. We started searching the blogs back in mid-05 trying to gain real-time insight into anecdotal stories supporting the inflection in the housing cycle. By late that year we were closely monitoring a half dozen blogs, including HP, which I came across only days after you launched.
We ended up hitting a home run shorting everything housing and mortgage related. Over time as the bet has played out and been scaled back, I have stopped visiting most RE blogs, except this one. Why? Because it is the only one that has made me laugh. And many times that has meant out-loud-spewing-coffee-laughing-my-ass-off. I've even turned a few kindred souls onto your wits, and when we meet for the occasional after work drinks, we often share a chukle about one of your outrageously on the money postings.
It's been a great ride. Going out on top and in fine form is a shrewd move.
Best of luck, and thanks again for your efforts and for bringing very valued humorous moments into my otherwise mostly stressful days.
I don't blame you; the lowbrows get tiresome.
But thank you so much, Keith, and many thanks to all the contributors here.
Through you, we have learned of some immensely important insights available that we might not have found otherwise. Peter Schiff, Patrick Killelea...
A special thanks to the person who told us about Catherine Austin Fitts.
Oh. My. GAWD! With her experience comes an understanding of how an immense share of our entire society's productivity has been diverted to a very lucky, very malevolent few.
Also special thanks to the genius who posted this gem:
"In 1776 we broke free; in 1913 order was restored."
Keith, thanx for the best RE blog on the planet!!!
You got balls and I love the in your face attitude!!!
God knows you have called out a lot of bad guys. So I hope you quitting because you want to and not because you are being pressured/threatened.
Thanks Keith....Now what am I suppose to read at work?
We win.
---Your Government
Thanks for a very entertaining and informative 3 years of blogging. Your prognostication skills have helped convince me to stay out of the real estate market.
Having said that, I think the timing of quitting you blog is perfect. McCain's landslide victory is going to be proof that your prognostication skills have come to an end.
I hate to see it go! Several years ago, at the height of the housing bubble, I thought...well, the world was right and I'm crazy, however, I will NOT pay $500k for a f'ing fixer-upper dump. HP, and it's highly intelligent posters, were my therapy and guess what....Keith and the assorted nutters were right!
In this blog, I found that there were Americans, who indeed knew the value of a dollar and that debt was not the be all end all. It was/is a very dangererous tool....like a chop saw.
Only the best for Keith and all the posters.
Keith, if you ever make it to Seattle/Bellevue area...please look us up.
Keith,
Your going to shut down your blog at the worst possible time.... right before we invade Iran!! I think Bush will invade between November 5 and January 20th.
Keith,
Thanks. As a young professional who dearly wanted to buy into the crazy real estate market of the Washington DC area about two to three years ago, this blog helped keep me grounded. When everyone told me "buy now! Real estate prices only go up!!!" I turned to forums such as this blog to get another perspective (which ultimately ended up being the correct one). I'm alot better off for it.
I'm already feeling the separation anxiety. : ( Don't Go!
Don't want to spoil the surprise but Keith has to shut down HP after the election because I need him in my cabinet as Secretary of Housing.
thanx for the memories keefer!
Love you.
Thanks for the laughs and the truth...
Without Housing Panic they were nothing. They built a house of straw. The thundering machines sputtered and stopped. Their leaders talked and talked and talked. But nothing could stem the avalanche. Their world crumbled. The cities exploded. A whirlwind of looting, a firestorm of fear. Men began to feed on men.
On the roads it was a white line nightmare. Only those mobile enough to scavenge, brutal enough to pillage would survive. The gangs took over the highways, ready to wage war for a tank of juice. And in this maelstrom of decay, ordinary men were battered and smashed.
Except for one man armed with an AK-47, and a Honda full of silver.
Please don't stop writing!!
You are the best economics teacher ever!!
I call BS. If McCain is elected, you'll continue your anti- American bashing.
Yeah, let's vote for the lightweight Anti-Semite, 60's radical loving, non U.S Citizen, 135 day in office, corrupt, sleazy,Muslim running on the "I'm for change platform" along with his 25 year incumbent running mate.
Say it with me Keith.
PRESIDENT McCain.
.
YAY!
.
You are a real legend, Keith. Thanks for the great blog!
Even though we've violently disagreed on many things and you still don't understand that 9/11 was an inside job, it's OK.
Maybe once you've closed this blog down you'll have time to research 9/11 some more.
You might want to start here with:
Fabled Enemies
7 years after 911 the supposed mastermind behind the attacks is still at large, and the nation is entrenched in multiple Wars in the Middle East.
Is Bin Laden the Evil behind the attack or a mere front man in a larger picture, a Bogeyman?
We are told we are fighting a War on Terror, and that the Terrorists hate us for our freedom. If that is the case, why do our leaders take more and more of those freedoms away every day?
This doco exposes the intelligence operations behind 9/11, the cooperation between the CIA and Mossad and explores the many unanswered questions about Israeli intelligence operatives in the US before and during 9/11 which were reported in the mainstream and captured on police tapes on the day.
Fabled Enemies Trailer 1: Who is Osama Bin Laden?
Fabled Enemies Trailer 2: Israeli Operatives
Fabled Enemies Trailer 3: Barry Jennings WTC7 Survivor on Bombs in the Building
meh, honestly, nothing of huge value lost. Sure, you saw the housing bubble, but so did most half wits. Bashing America and the president just because you're bitter is old and tired. I give you credit, at least you know when to bow out.
Thanks for all the kind words folks
I'm not making any plans beyond the fifth of november, but I think you all see why this blog should end on that day.
In the end, HP is like any good book - a beginning, middle and end. It's a good time to wrap it up. Maybe I'll move on to new topics, and a new blog, maybe I won't. We'll see how events unfold.
That said, when Mozilo gets arrested and HP is no more, we've gotta post somewhere! Me too!
What would you think about turning this audience over to housingdoom? Nominate sites here and then I'll do a thread on what we decide.
Cheers
Can we just leave the Keefer lovefest thread up as the most recent post until November?
And you can just keep deleting any comment you don't like in it until then?
REMEMBER REMEMBER THE FIFTH OF NOVEMBER!!!
http://en.wikipedia.org/wiki/Guy_Fawkes_Night
how appropriate!
Thanks for an always informative and entertaining blog. Let us know if/when you decide to resurface.
Maybe you can guest blog on HousingDoom on a somewhat regular basis? Or maybe you can bring on another moderator onto HousingPanic? If I were you, I wouldn't want to shut this blog down completely- its an asset to you, something that you can cherish forever. Maybe one day tell your kids about if you have any down the road. Perhaps you can do it as a weekend linkfest blog, where once a week you post your thoughts and let everyone comment on it? There's a lot to be done here that suggests you should not end the blog, rather, you should re-format it.
Found this blog a couple of years ago while trying to figure out what the @#$% was going on with house prices. I've been following it quite regularly, practically daily.
Now I have learned a lot here from you Keith and the posters. Not just about housing but economics and much more. Who woulda thunk it. Had some great out loud laughs too.
Please Keith, I hope you start something new. Would hate to see you completely leave us. Good luck in what ever you do though.
And Thanks...
Keith, Casey and Tyco Beanie Babies. Three things that kept saying they were going away. Adios Liberal Keefer, your personal left wing comments won't be missed by me.
Obama is the Anti-Christ. A vote for Obama is equal to Satan worship. Vote instead for the Old man and the sexy Librarian! The US economy is screwed either way.
No. No. No. No.
PLEASE keep blogging Keith. I begin and end my day reading HP. It is so informative.
Don't bail. Please.
It is going to be hard to replace this blog, because it is hard to say just exactly what this blog does. But whatever it is, it really does a good job. Good luck on your future endevors.
Noooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooooo!!!!!
I nominate Housing Doom. Twist's sight is very good, although not nearly as funny and prescient.
Still [begging], please reconsider.
Yeah, it's about time : go get a life, Keith!
I'll be eternal grateful for stoping me to destroy my future (buying a crap house in 2007). Not just me : WE (me + a dozen of buddies).
eGADS! Say it ain't so Keifer!
I found your blog right after I bowed out of purchasing a home in Queen Creek, AZ in '06. Many folks told me I was making a huge mistake when I backed out (they're not making any more land!) and that purchasing would have guaranteed a bright financial future (my real estate agent). HA! DR Horton can kiss my ass! I would have been nearly $100K underwater by now and driving 50 miles each way to/from work. In the back of my mind I knew I made the right choice, then I found HP. God, what a breath of fresh air. Instead of buying I found a better job where I make more money and enjoy ownership through ESOP, I'm paying down debt as well as saving money. I lead a pretty boring life, but I'm living within my means. And that's something I've never been good at, until now. I have a written budget and a plan. Your blog helped me more than I can say.
Thank you for helping me maintain my sanity as a renter for the past two years knowing I was doing the right thing. Someone else said your blog was the best economics class they ever had - I gotta second that one. Hell, I'm an engineer not an economist. And I needed this blog to help me truly understand what I needed to learn at a very important time in my life. The laughs were just gravy.
Best of luck to you and I hope to catch up with you down the road in a new blog somewhere.
And what are we supposed to do with ourselves Keith. Watch Dancing with the Fucking Stars???
Sad to see you go.
It has been a great ride.
It is thanks to blogs such as this that has kept me a renter for the last three years. I almost jumped back in after the sale of my last home.
Thank goodness!
Best Wishes-
VirtualChris-OC
Hey Keith!!!!
Say it ain't so KEITH!!!!!!!!
This has been a tremendous blog and I wish you well.
Maybe for 3 weeks before the election, you can parade the HP mascot throughout the globe signaling the end of an era.
You will be missed Keith!
In honor of HP, I will shed one tear for every foreclosure I pass.
ICEMAN
Here's the real story on "Al Qaeda" in Iraq:
Iraq’s Operation Phoenix
Keith thanks. Whether its burnout, job responsibilities or running away to Europe, you gotta do what you gotta do, BadaBing.
Been there. Life goes on brother.
I hope you all watch this film that is released tomorrow. It is too important for any American to miss.
Fabled Enemies out September 1st
Depth of evidence presented in brand new 9/11 truth film buries official story for good
Fabled Enemies is a departure from every other 9/11 truth film released so far. It comes off as more of a spy thriller than a mere conspiracy romp. With tight editing, slick presentation, and sublimely complimentary backing music, the documentary draws the viewer in for an eminently watchable experience.
The film begins by revealing how in the very hours after 9/11, Osama bin Laden’s conviction of guilt in the court of public opinion was assured simply by constant repetition in the news media, and how the fairytale of 19 hijackers with box cutters began to unravel.
The film does not try to invent an alternative scenario behind what really happened on 9/11, it expertly demolishes the official version by concentrating on how Bin Laden’s network was protected every step of the way by higher-ups and the hijackers issued visas while good FBI agents like Robert Wright attempted to penetrate the wider plot but were blocked from doing so.
suicide is painless...

Keith,
Don't do it!! I have been with HP since early on and look at it at least every day. You helped keep me sane while being surrounded by socal denizens who when I said "I'm waiting to buy until prices go down" looked at me like I was wearing a tin hat and talking about government mind control.
Your blog was not just incisive and informative, but also made me laugh out loud way too many times to count.
Please reconsider, or start a new blog.
its been fun, thank you.
Sad to hear that you're closing the Housing Panic blog. Although not one of the "beloved" groups of HP (my husband & I have a small custom home building and renovation business) I'm a faithful reader & appreciate having learned much from your insight & sharp intelligence. Best wishes to you.
hey keith, sorry to see you go. was a great blog till you got all political on us.
gonna miss gloating at how horrendous the obama presidency is gonna be i must say.
A tectonic shift in the future of the planet will occur November 5, 2008
There is massive fear across global markets. If McCain wins the US is headed into a deep depression followed by World War 3. If Obama wins, it will be the rebirth of peach and prosperity in America. The future of this nation and more broadly the entire world hinges on the upcoming election.
Now: Sell everything to preserve capital
Obama wins: Buy small cap value stocks (preferably light on financials, and heavy on industrials)
McCain wins: Buy a gun (preferably an assault rifle like the one Sarah Palin sports)
The Mexican...
Worst news I've heard in a while. Your blog was #1 for a reason. It's def. the best one out there and the only one I check daily.
Hope you change your mind or start another one, if not thanks for all the great info.
Okay. Thanks for a good job. Bye.
Hey Keith,
I've been lurking for about a year now and it's been one of my favorite blogs from the start. I've tried to tell my friends and family about the dire financial situation I anticipate but they pretty much think I'm over reacting. I've found good advice and comfort knowing I'm not alone in my concerns. I hope you decide to continue in some way.
Stevil
Keith, your site has been a moral support and an inspiration to many of us.
Thank you for your tireless efforts!
Hope you'll reconsider Keith.
Idea, considering these new developments though, why doesn't bitterrenter change its name to bittertotheend, yes that's bitter to the end.
Keith,
I will miss the blog immensely. It was always entertaining, and it contained many excellent views by those of the commenters who were intelligent and knowledgable.
It is the only blog I ever kept up with for more than a few months. I have read it several times a week for almost two years.
We need more bloggers like you. I would be interested in having you provide a list of some blogs that you consider to be the very best and of comparable quality to your own.
-bryce in canada (Vancouver and Calgary bubbles)
Ah, Keith, many thanks indeed for your great blog. Clear-eyed, smart, articulate, and way funny, it'll be sad when you sign off. Funny, my husband and I found Billmon late, and we found you're blog late. Please consider a different blog, after some down time. Truthtellers are needed, and you are certainly a truthteller of not just housing but of our culture.
We will keep reading every day, and all the best.
Bummer news Keith....
Thats like bigger than when the Beatles broke up.
Popcorn sales will soon start to decrease. :(
I'll miss watching the occassional, yet syncronystical Hindenburg Bush-co video. Lots of laughs watching them destroy our country on a day-by-day basis, year-after-year...
Change is the word! Thanks again.
I won't miss Frank. YOU suck.
We love and will you Keith.
"keith: but I think you all see why this blog should end on that day."
we have two more rounds of subprime so you're retirement should be after the subprime ebbs...
personally, I don't understand since things are just starting.... but your life is your life!
NOOOOOOOOOOOOOOOOOOOOOO!
It can't beeeeeee!
Oh, well. A beginning, a middle, and an end.
Thanks Keith and the rest of the regulars. Your information has saved my family a lot of money and trouble the past 3 years.
I understand your decision. Its time to spend time enjoying life and trying the best you can to avoid the mess created by Rove and his followers.
We warned and tried to educate, now they are on their own as those of us who prepared and listened enjoy the rest of our low stress and debt free lives.
Another HP addict checking in. It's about time you gave yourself a rest. The interest is now in watching the global economy reeling.
Thanks for all the laughs!
If thats what the OB supporters represnt, we have moved backwards decades. Filthy criminal MFr trying to shaemlessly demean Sarah Palin. You will never accomplish in several lifetimes what she accomplished in just 2 years of being a Governor.
No No No...
This is truly the BEST and HONEST blog. Thank You so much for all your hard work. We have laughed together, cried together and Furious as hell together.
If Obama is not elected in Nov. I am seriously considering moving to England. My husband parents are from France so we have dual citizenship.
Keith you Rock!!!!
I think I am going to seriously cry.
Bisous,
Sophie
Keith,
I think you should run for President...
Experience? Hell no, these days all you have to do is run the PTA..
You would make a hell of a President.
McCain Pick of Palin reminds me when Good Boy Bush chose Brown to run fema....Think about it.
No Way McCaine-Insane
Great....bail out right before the Option ARM resets hit.
You've saved us from buying overpriced houses in the ghetto but there is a looooong way to go.
I can already hear auld lang syne playing. I will miss HP. I think it was probably one of the reasons I have not finished grad school sooner. I have to appreciate all of the advice and info. I was once suspicious when the numbers did not add up and I stumbled upon HP and I was no longer alone. I often feel like I don't need the news, just HP comments.
I can't remember my password, I hate being anon, What in the world will I do every day for news? I just found you last July. It was amazing seeing the predictions you posted coming true. I live in Georgia, and I tell you it feels like the wheels are coming off the wagon. Please start an economic panic site. I don't eat out much, but last week went through a local fast food at lunch, I mean the middle of lunch, there was one car in front of me. The guy behind the counter said "it's bad, we are not busy at all, and it has been like this for a while now". I drove past the mall and the restaurants on Saturday maybe had two to three cars there, my son wanted to know if they were closed. Oh, and there is the FEMA guy who came to our house, we had a tornado go through. he wanted to see inside our house, it was not damaged. He came in and counted our TVS! What is that for???? I am not a paranoid type, so don't dismiss this. I promise you that is what he asked. My son was asleep in the room, and he said he did not want to disurb him, so .."do you have a tv in that room?" Somebody --YOU..I nominate you, needs to help us expose what is happening in our country. Please.....Please don't go!!! Just change focus. Sincerely, enlightenend after reading housingpanic July 2007.
No Way...
I just got a clue, now I have to start thinking too?
It's so much easier to just repeat what I've learned here.
They say my vote counts (ha ha ha - yeah right) then I vote you must continue!
A socialist aka "the messiah" aka Barry Sorteo aka Barack Obama will help our economy?
Ok well then good call to step away from the computer
Keith,
What a ride.
First off, back up everything, put it on a disk, store in a safe place.
I must echo other posters, take a hiatus. Then come back but with limited post, maybe once a month or once a quarter. If you do decide to continue but in another direction, no need for a new blog with a new name; this is ground zero, time zero for things to come.
Inevitably, we’ll see this all over again and I’ll need some links.
Years from now, when some cheesy realtor tells the sheeple “housingnevergoesdown, theyarenotmakingmoreland, buynoworforeverbepricedout”
We’ll simply give them the link to the Nov 05 2005 post and say “start here, and read forward”.
Thanks,
robert
Good luck.
Your blog is a fun read.
Thanks for all the work. Although I disagree with you on a number of things (I'm short GE and AAPL!) it is good to see the opposite side of an arguement.
Since the blog has gone waaaaaay off track from housing, I think this is long overdue. I wish you'd get back to the housing roots but based upon your blogging, your interests are obviously all over the map. Thank you for what was once a wonderful site to visit and for giving me the guts to sell in 2006. I was the last to list in my area and the first to sell, late that spring, as I cut my price slightly. You helped me save at least 10%, while my clueless realtor thought things were sluggish because rates had gone up-she didn't see the tidal wave coming. You are a talented writer and your short sell stock picks were absolutely genius. Thank you and please come back or tell us where to find your comments in the future.
Keith ...I don't know how you made a disaster funny ,but you did with your humor . I think humor will make the
pending disaster more bearable .
Really ,this housing meltdown has got to be the biggest joke in modern history .What were they thinking when they gave big loans to people who didn't qualify ,based on a notion that real estate always goes up ? Goes to show you how bought off the politicians can be and how self-defeating Big Business can be if its allowed free
rein .
How so many people could be brainwashed into believing that a "greater fool" would come along forever and buy a overpriced piece of shit house they can't afford is mind-blowing . Manias are really bizarre ,but the National Housing boom was evidence of greater problems that were brewing for a long time in the USA .
Keith ,you had a lot of courage to take on the issues on your blog ,and I thank you for that .
Thanks, Keith. I am a latecomer (only 8 months), but I read daily (sometimes more than once). This blog has been hugely informative.
Who kills a business with ten million hits?
Be smart, move it to your url and recreate it as a political economic forum.
I’m sure its worth at least $50,000
and growing.
http://housingblogwatch.blogspot.com/
Keith, please don't leave, stick around for at least one more year, there will be lots of comedy to report on from Canada!!!
Keith,
Many thanks for this magnificent Blog.
Enjoyed it almost every day for the last 3 years. I would love to you a drink to thank you, specially if Obama wins. If not, will probably move my family to Europe.
Cheers,
Ozman.
Keith, I have learned more from other housing and economy blogs, like Calculated Risk, but your blog was one of the most entertaining: Laugh about our enemies. Thank you!
good riddance
But how will I spend my evening hours?
Maybe you
Maybe you can start a peak oil or global warming blog next. So many crises ahead, so little time.
Thank you Kieth. I really looked forward to this daily read - very educational. Have you ever disclosed personal info - i.e. What you do/did for a living; how is it you're able to travel constantly; etc.?
your blog has been indispensable
It's been fantastic. A few years back when I came across your blog I was laughing stock because I didn't own a house. Your advice/warnings/wisdom saved me getting into something really nasty. I've learnt so much from Keith and loads of other bloggers! You'll be very sadly missed by me.
Aussie Girl
AHHH NO! Its like my daily morning news channel man!!! Oh well, been on here since 05? All good things come to an end. Thanks for all the good times!
TOUCHSTONE:
By extension, the metaphorical use of touchstone means any physical or intellectual measure by which the validity of a concept can be tested.
The character of Touchstone in Shakespeare's As You Like It is described as "a wise fool who acts as a kind of guide or point of reference throughout the play, putting everyone, including himself, to the comic test".
You are going to leave a huge void in my life. Really. I am proud to call myself an HPer!
But, let's see how things unfold. I quit a job once, only to find (6 months later) that I wanted (needed) to go back...and was much happier, having found a new perspective.
Are you going to delete the HousingPANIC. How will we know where you are?
Anyway...THANK YOU, THANK YOU, THANK YOU. Like travel, you have enriched my life.
BLOG ON.
BLOG OFF.
(Wax on, Wax off)
Cheerio!
Keith,
Greg Swann must be sitting in a gutter somewhere, drunk, mumbling that Phoenix has year round golf, perhaps wishing that he had listened, instead of attacking you.
Your work is done.
This blog has moved on from housing anyway, and turned its focus to the election, which I am thoroughly enjoying. I Loved your "endorsement" for Sarah Palin.
Mish and Slopeofhope are informative and entertaining, but nothing compares to HP.
Maybe you could do something new, less prolific - weekly perhaps? And get someone to help moderate the posts.
Maybe call it "Keith's Place".
Where's Honica?
Like others before me I just wanted to say "Thanks". I have been reading HP for 18 Months or so but it has been very informative as too what is REALLY happening in the US.
I will miss it & hope we all can find another place to vent.
God Speed Keith
Keith,
thanks for this blog. I've only been reading since early 2007, but I've learned a great deal, and I have checked in almost daily for over a year. you have made the world a better place in speaking truth with attitude to the bullshit around you. I will miss your posts, but I also want you to be happy and go out on a high note.
That said if you start a new blog, as many have suggested, I will visit that one too. Best of luck to you. Please be safe.
I don't blame Keith for leaving after the election. 40-50% of the population is going to be pissed off no matter who wins because they will have voted for the loser. It doesn't matter - whether it's McCain or Obama - there is quite a mess to clean up and it's going to be painful either way. It's time to take our medicine - though it would be less painful if Keith were there to give a play-by-play. Just remember how many people didn't think Jesus was the messiah and how many thought George Bush was good enough to vote in twice (let alone the first time) before you decide that your candidate is right and the other is so wrong. What this country sorely needs is middle ground right now. Probably good that Keith is in the UK or wherever he's going to spend his time traveling. Though I do hope Keith shows up again somewhere sometime soon in 2009.
Awesome blog. Been a daily reader for a few years. Something even a canuck could enjoy, meanwhile the REIC here is still in full swing saying it's different this time, it's different here, we're not the same as the US.
"Good Riddance"......this ad paid for by Mazillo, Yun, and Swann (not a law firm)
Keith! Thank you so much for all your dedication and hard work to this blog, you have helped so many people not make the biggest mistake of their fiancial lives.
Please reconsider staying around for a while longer. Maybe update the site less?
no more W.C westchester chick to remind me opf my old home time ................and gone to sock puppet club in my senility?
Congratulations, Keith.
Your courage to stand up and expose the spin, disinformation, corruption, and outright lies of an entrenched, politically-connected REIC has opened the eyes of countless thousands.
Let's hope the seeds of your discontent continue to take root and flourish as more are awakened to the daily onslaught of deceptive 'news' by a woefully inept/lazy/contempible MSM.
This blog will be one tough act to follow!
KUDOS

"Where Eagles Fly"...
Thanks Keith!
Keith, Thank you for your priceless honest
information and courage.Please reconsider
While not always agreeing with you, I absolutely love this blog! I have been a faithful reader for a very long time.
"The Thinker" was a very entertaining original poster. But I have come to enjoy so many of the regulars. Paul E. Math, Andrew Hack and the stupid Americano posts, Frank @ scottsdalesucks.com, Devestment and so many more. It is like a neighborhood bar with all types of personalities.
And while being entertained, I have learned quite a bit. You will be missed Keith, and so many of the regular posters! Thanks for backing up alot of my gut feelings and working to educate me as to why I should trust my gut. I will have alot of extra time on my hands when your blog goes away. But I do appreciate the service you provided for the time it was offered!
-SRI
can i have your stuff?
Good luck to you Keith,
Living in Las Vegas, I sold my house during a divorce and started renting, knowing something was definitely wrong with this market. A google search on the insane housing market brought me here, and down the rabbit hole I went.
Thanks to you and several of your more intelligent commenters I have learned about Ron Paul, the Federal Reserve, a true understanding of money, gold and silver, 'Mish' Shedlock, Michael Panzer, Peter Schiff, inflation and deflation, and made some money.
Thank you for providing a forum for those who knew something was wrong and needed somewhere to learn.
Ahhh Keith,
I have read your site for a very long time and I thoroughly enjoy it. The thought of your site no longer being there saddens me to the core. You've brought in-site to so many issues and I can't thank you enough. I have always been a bear through this credit crisis and when I found your site I realized I was not alone. You need to continue somehow/someway. You're too compassionate not to. I've loved your stories, your wittiness and have envied your travels. Bless you and thanks sooooooooooooooo much.
Will we get it right on election day? - I pray so.
Thanks for the ride Keith. Real journalism in America seems to be dead, you've been filling the void for a lot of us, for the duration of this historic bubble. Now that the dumbasses at CNN have recognized there's an economic train-wreck afoot, at least they're saying something about it. But your voice is still smarter than theirs. I'm with the others that have proposed a hiatus, I hope you consider that route. Handing us over to housingdoom or anywhere else isn't going to happen, we've all seen the other blogs, we keep coming back to this one for a reason.
In addition to the real reporting you've been delivering, the incendiary humor and the general economic thoughts have been great. I learned about put options and put them to work to make a killing on CFC and IMB's wipeouts last year, per your advice. You'll be missed.
Again,
Where will you guys be hanging out?????
Keith?
FMW
Don't go, please! I have loved your blog now for close to two years and I will have to go through a withdrawal process when you shut it down.
Thank you for all the education and big laughs that you have given me over these years.

I'm a realtor, and I'm SO GLAD you're calling it quits.
Thanks for running a great blog. I have read HP from the beginning. I sold my house about three years ago and this site provided the support to know I made the right decision. Now, I'm a lawyer and not upside-down 200k.

Good Idea to leave at the right time. I expect there to be yet another blogger to take the place of this worthy effort, which has provided it social value in leveraging the freedom to speak and opine of issues in a free cyber form.
Coming soon: ThomasMalthusWas Right.com
Great work Pal YOU DESERVE THE FREEDOM MEDAL .
Keith,
Thank you for the time you have committed to this blog. I think the most subtle but damaging thing about our current situation is that the people who are being stepped on by special interest, politicians, and the powers that be are way too financially strapped to make their voices heard. (I know from my own experiences that working full time + just to make ends meet leaves one with little to time to speak out for your beliefs.) By taking on the social madness that has been the housing bubble, you have been a voice for those folks, including myself.
I'm sure you have better things to do with your time, but it would be great if you decided to keep going...Thanks again.
Thanks Keith! You helped and entertained -- a huge compliment in my book!
Been here from the beginning but posting for the first time. Sold income property that ws held for 5 years(Chicago)in November 2004. A little ahead of the curve;275% profit banked and 4 years of relaxation under my belt. Waiting for the next entry point. Its been a slice...
Hi Keith, instead of completely closing the blog, how about instead, "A Friends of HousingPanic" blog which will serve as the net biographer of contrarian thinking for the decade.
Realize, as time goes by, people will always resort to the old one liner, "No one could have known". Unfortunately, that's a true cop-out for the masses and the mass media.
Keith,
Please dont stop blogging, I couldnt bear to see you stop and Casey Siren keep going!
Thanks for the work Keith. Indeed the war is won!!
You've helped me stay the course.
As an airline pilot I get lots of LHR layovers (Edgeware Rd area). Someday you'll let me buy you a beer.
Charlie
I'm already getting fidgety, knowing I have to go cold turkey on November 6.
Housing bubble blogs got to be a big category, but you were always #1 in humor, Keith.
Can't blame you for wanting to catch your breath after three years, but I think you'll be back.
Dear Keith,
Thank you for all your good work. I see my own sentiments in the words of so many others in this thread.
Even though I have a BS, MBA, CFA & CAIA, in late 2005 I was starting to crack; doubting that the housing market was ever going to come back to reality. Then I typed "housing bubble" into google, and there you were. I've been a constant reader and poster ever since. I felt it my duty as a true HPer to try to post something everyday. I also spread the URL to as many of those who I thought would be open to learning the truth.
Also, thanks for the courage that allowed me to continue to buy puts on the homebuilders and CFC. I went in a year too early, but came back strong last year - thanks to HP.
I truly wish you the best of luck in whatever you do in the next chapter of your life.
Sincerely,
pwnd
Thank you Keith saved me tons of money but please don't go!!!!!
Keith
We need to give HP a send off. Hope someone picks up the ball and runs with it. It should be in a bubble hot spot like Vegas or San Diego.
I've been along for the ride from the beginning and it was a great ride.
I guess moonbat sites have to end sometime. Buh by now.
Keith
Just let us know what your new blog will be.
Keith,
I'm sorry to see that you are going. I have been a loyal reader since at least early 2006, but probably before that. I don't know how I found your blog, but I am very thankful I did so. You are still my first stop every morning to hear your colorful commentary.
Because of your blog and several others, my wife and I sold our house in December 2006 for almost twice what we paid for it in 1998. We are now getting ready to buy again, a foreclosure. This new house will be less expensive, after adjusting for inflation, than the home we bought in 1998.
I know that this is not the bottom in the market, but this house is a really good deal and I'm now willing to ride it out from here.
Thank you again for all your hard work. I started a blog this past year and I haven't been able to get more than about 5 posts a month up. The fact that you do multiple posts every day is impressive and very dedicated on your part.
Thanks again for everything.

Dude! The time seems about right. Thanks for the many pages of giid info. It will probably take a while to get a life, but you have put i your time. You deserve a life.
Thanks again folks. Remember, HP was just a hobby, a public service.
No plans yet for post-HP in regards to blogging. We'll see how events play out. And on November 5th I'll let you know...
Too bad Farve didn't go out on top. I prefer the Ryne Sandberg model. You gotta know when to wrap it up, or when to leave the party.
And if you're bored one day, tour the HP archives. The story really does read like a book, or a movie following three-act structure.
Keith; I really love your blog. I've been a daily reader since the beginning. I sold my house in 05 after 6 years for over 300K profit. HP helped to educate me to make that decision. I've also become a saver and stopped all credit cards partially due to HP. Thanks a million!
Qweefer leaves HP means only 1 thing...start buying real estate.
keith,
this is a great blog and i hope you will keep it going. in 2009 when the alt-a's and option arms start to reset, there will be even bigger things to blog about.
i think you should start a different blog to concentrate on your purely political stuff, like the election, etc. that way you can cater to the people who like your politics but not alienate those who don't but who agree with you on the housing bubble.
if you decide to end HP in November, then i'll say thanks now, it was great of you to lead this blog. definitely gave me laughs, education, and perspective on the bubble...not to mention allowing me to make a few bucks shorting countrywide and first fed in July 07!
Thanks so much Keith! Enjoy your time off!

Yoooo, tinfoil-hat-gang, CUT THE DRAMA ! let Keith do what's best for his life : GO GET A LIFE !
of course i'm gonna wear a bumper sticker : "i (heart) Keith @ HP" :))
Keith,
Great job. I've been a regular reader and occasional poster during the last 3 years. This is my favorite blog and I hate to see it go but I do admire your call of ending this on a high note.
Who will I turn to check on the progress of failing banks? Do you have recommendations on other blog sites to check out? This was a most insightful service.
-Mike Hunt / Big Cheese
Keith, thanks for all the great links and commentary you have provided.
Keith, in all seriousness, might I suggest PanicPANIC given the overall tone of news in the U.S. as of late. I'm reminded of the old advice, "when others are greedy, be fearful and when others are fearful, be greedy".

Keith,
It's been a while since i've posted on your blog, but I hereby instruct/order you to stop this talk about closing your blog. In fact, I COMMAND you to keep this blog open for at least 25 more years!!! You hear what i'm sayin' man? You've been a real help to me, as I have waited to buy my home. I'm still waitin', and you better keep bloggin'.
Have you discussed this with Brett Favre?
Seriously, think about the phase in the cycle that we are in; we haven't reached "panic". Bring back the sine wave, and let the posters vote on which phase we are in.
I think you'd agree that "panic - I don't care what price, I just have to get out of this god-forsaken money pit" has not arrived.
Don't you owe it to the concept of the site to be here to call the "panic" phase?
Perhaps if you've worn from three great years, you could turn the keys over to someone trusted?
that sucks.... thanks for everything
Keith,
I have been reading for the past three years and really appreciate your efforts. Many good posts, links, and thoughts. I'll miss the blog!
Thanks,
Jay - NH
Keith,.... remember this one; "I have baaaaaad news for you...." ... oh my god I laughed so hard. You are just so witty and sharp and funny and brazenly blunt. But you say what is true and what we all know and what we're thinking but you make it alive for us. I'm devastated that you can't continue on.
