I charge 1.5 on the list side but will not take listing if they can't list at proper price. Unforch, you still have to offer at least 2% to get agents to your home,but if I get buyer w/in 3mos. I cap at 1. Most of my business is referrals (buyers), lots more renters. I think I'll be able to finish putting myself through school, which was goal anyways.
