I think I met the world's only smart realtor yesterday at an open house.
He told me not to buy now. He says the winning strategy is to make insulting lowball offers today, and that the desperate homedebtors will come crawling back to me in 6-12 months to take the offer when it's foreclosure time.
I finally met a realtor I like! Too bad I'll buy direct from the desperate owners and he won't get my 6%.
Ladies & Gentlemen, we have reached a new low. And we thought it was impossible.

They never do, until they f you in the a$$. Those are the dangerous ones.
I'll tell you what. I live in Jacksonville. It's a decent place to live. It's not like South Florida. We have seasons (but no snow). The cost of living isn't bad.
It used to be better. It wasn't that big when I moved here. It now looks like every other suburb in America. Strip malls and traffic.
We had a bubble run up here too. I bought my house long before the bubble started. The house price barely budged for years. Which made sense. There are a few large employers and not a lot else. Bunch of small places. But the job market isn't that big.
Then the bubble came. House prices got stupid. There are four houses for sale on my street right now. One of them has been for sale for at least a year. Nothing is moving at all.
I'm glad I didn't do any of that cash out refi-crap. I actually looked at my house as a long term place to live. Ten more years and I'll own it instead of the bank. When I bought it it was cheaper to own it than to rent.
House prices here have a long way to go (down) to get back to that point.
There's a new subdivision across the street from mine. There are spec houses from 2 years ago that are still vacant and half the lots are empty.
If it's such a great time to buy how come nothing is selling?

I hear this same story everywhere I go. I think that's the moral of the story here. Everywhere you go, there is something special about this town.

So many bitter people here. Don't blame the stupid realtor - blame the idiots making $30K per year who made the decision to buy a $400K house!! Blame the idiots for letting people tell them what they wanted to hear in the first place!! "You can do it!! Your 400K house will be worth 600K in a year!" Where do the idiots come from???? They come out of a US education system where they're never taught how to even balance a checkbook or do a budget.
The idea of Colleges giving bachelor degrees and Masters degrees to people who can barely read, do simple math, or think critically is the formula for a doomed society.
Blame the realtor????? How utterly ridiculous. They're at least as stupid as the the buyers - perfect together.
And, 99% of mortgaged homeowners DO make their payments like clockwork every month. And, 25% of all american homeowners own their homes free & clear.

Going to work today I saw a license plate that initially I thought was obscene: (Heart symbol)2succd. As I was traveling behind it, I noticed the plate frame: Successful Realtor. It was only then that I realized the driver/owner loves to succeed, and not the other thing that I thought she maybe loved to do. Wonder how much she's succeeding now?

BS I wish I met the guy. I live in the Orlando area. I would have used the "have a ramen" routine.
I found a way to handle the panhandlers that infiltrate the area in the winter. Never know whether to give a guy or gal money when their hand is stretched out at an intersection. Do like I do and keep a couple of bricks of ramen under your front seat. Drop your window and say hope it helps. You'll get two reactions. They will thank you (honestly they were in the dumps and you will feel better that you did the right thing) or they'll get PO'd ( and you feel good that you F#$%^^ em). And if they really get mad and throw the package at your car, no worries - it won't dent. don't try this with cans of soup or chili.
In the case of the bozo on the street corner, maybe it would humiliate him a bit. That too would make me feel better..
