And then one realtor. One. Recommended going with honesty versus propaganda and spin. One realtor. One. Out of 1.3 million.

Last weekend I attended a family reunion. One of my cousins who lives in Phoenix is renting. He's also an idiot.

He got married 2 years ago. Luckily his wife has a head on her shoulders and she convinced him it was a bad time to buy a house. Smart girl, how she ended up with this dumbass is beyond me.Anyway, he's just itching to buy something. I talked to him about this and told him that they should wait some more. I said even if you think this is the bottom, it's not like prices will shoot up 50% next week. Just wait another 6 months to see if things have stabilized. Then if you see prices and sales numbers are holding steady, start making some lowball offer and see how it goes. I laid out the HP argument, using facts, figures, economic theories, the works.

His reply back to me: well a couple of realtor friends of mine told me now is the right time to buy and if I don't buy now, I might be priced out when the boom starts again.

At that point, I said OK, good luck with that and went off to find someone else to talk to.

On HP, lots of dicsussion of how realtors have been discredited. Out in the real world, not so much. People still think of realtors as experts in the field. It's sad, but unfortunately true.

Lucas Lechuga of miamicondoinvestments.com (poor name, which I think he would admit) is another honest realtor. He runs a very informative and -- by and large -- refreshingly honest blog down here in Miami.

LOL this is just more SPIN sucker!

TALKING about being honest is not the same as SAYING SOMETHING TRUE, stating a FACT, saying the emperor has no clothes, speaking out against your own industry, etc.

This is a VERY POPULAR and effective technique that the LYING REPUBLICAN leaders use against their own base to keep them voting directly against their own interests.

Most recent example: THE STRAIGHT TALK EXPRESS.

I fired my agent last month.

He and I violently disagreed on the price that I should bid for a house. I showed him the list of comps I used to set my price when I asked for his logic all he could say that he'd been selling for 20 years and just knew what the house was worth. He was over $50,000 higher than I was on price.

The house sold for LESS that I wanted to offer.

Had he done his research and not been so pig-headed, he could have collected over $16,000 in commissions.

A paragraph from CNN:

25% of home sales result in loss

"He said he made a 10% downpayment spent big on upgrades, including two renovated baths. The house was appraised at $279,000 two years ago. Two months ago: $140,000. He has been trying to sell it for more than a year and has dropped the price to $129,900."

Why are the appraisers not being investigated for fraud? Realtors, lending institutions, mortgage brokers and inspectors were all in it together.

It just does no good for them to lie. We can bring this economy back much faster if the realtors just come over to our side and help get things right-priced. The only way credit is going to ease is if people can start moving again. It wouldn't hurt if people could afford to buy the homes that are for sale, make their monthly payments, pay their energy bills, their life/auto/home/health insurance, as well afford groceries.

There are honest Realtors out there, and you can find them pretty easily.

However, it is not in your interest to find them, since the agent-hatred you constantly stoke drives lots of your traffic.
