Here's the CEO of RE/MAX, showing why America is sick, tired and disgusted with the entire realtor profession






"Lying" as a marketing strategy is soooooo 2005. Come on realtors - if it's not working, and you know it's not working - change direction

If realtors EVER want to eat again, they're gonna have to change the message. They need to understand that sales aren't going to pick up until prices come down - way down - and this kind of happy talk and spin is gonna keep getting them (and the market) nowhere.

There's no "pent up demand". Americans don't believe "we've hit bottom". And people aren't going to start buying again until they can buy with confidence. And confidence won't return until prices have dropped back to or below their historical mean, until it's cheaper to 'buy' than rent, and until houses feel almost 'cheap'. 50% off is a starting point.

So, anyone want to predict
RE/MAX's drop in revenue and attrition rate for 2008? Or how many RE/MAX offices will close in the next three years? They have/had 120,000 ramen eaters and 6,000 offices. And whether they know it or not, they're f*cked.

I think prices will come down when the sellers get real. An agent can't make someone list their home for less than the owner wants. It's the sellers who set the price.

Agents get paid when the home sells. No sale, no commission. It doesn't matter what that commission is.

This is such an easy question, yet no lying, cheating Realtwhore will ever provide an honest answer.

The bottom of the real estate market will occur when prices start going up again.

Prices will have to go up steadily for several months, so as not to be confused with the occasional dead cat bounce.

Now is not the time to buy or sell. Most buyers and sellers will lose money if they jump into today's real estate market.

Realtwhores must convince people to buy, buy, buy and sell, sell, sell or they won't get their 6% extortion fee.

First...all of these taking heads business channels have no credibility and watching them is wasted time in your life you'll never get back (exception of Peter Schiff, of course). Secondly...this Realtor spokesman is lying but no where to the degree of a commercial by the NAR that I saw last night. Back then (2007) denial was still acceptable by the sheeple. However, the new commercial was the most aggressive lying campaign I've ever seen on the part of the NAR since the beginning of the housing bubble. Sheeple are not in as much denial as they were last year and this was so "in your face lying" that it can't be ignored and hopefully there will be a resentful backlash by the masses soon. Way overdue!

Agents won't have to tell many house debters to list their houses for less - they'll be forced to do so eventually.

It's unfortunate that the housing market has degenerated into something so rotten.

This mess will be unwinding for a very long time to come.

Maybe once a month we'll stop into some open houses to heckle the realtors but that's gotten boring - most of them now say up front that it's a bad time to buy and wait at least a year.

Then again, the ones who are doing open houses know they're screwed and not gonna sell anyway so they have nothing to lose.

We stopped into one and it was the same house and same realtor who was there ONE YEAR AGO ... lol

"pent-up demand" is fickle, but"pent-up supply" is not. There are many peole waiting to "unload" houses: homebuyers who can't get rid of their old home, people who are suffocated by mortage payments, homebuilders who built too much, lenders who lended to much ...
"Pent-up demand" might exist with renters who would like their own house but decide to delay because of the recession, and - puff - the pent-up demand is gone for years.

Real estate isn't JUST about $$ gain/loss. This isn't a just a monopoly game folks. If you want to stop flushing your landlord rent down the shitter and want a piece of dirt you OWN under your ass, you buy a home. Plain and simple. I couldn't care less about what RE/MAX or any talking head says...and I don't give a shit if a home costs more or less now or later...do you use the same logic when you buy food? Shit happens...markets change. If you want a home, you find one you CAN AFFORD and buy the damn thing. Interest rates were 10-12% not too long ago..what did THAT do to your precious anal spreadsheet?

If you are buying a home for quality of life then you are buying for the right reason.The reality is people HAVE TO:
Move for career reasons, they move to buy a larger home for a growing family, they move because they were asshole idiots that couldn't use a calculator and figure there $1000 income per month couldn't afford a $2000 monthly mortgage.

If you are using home purchases as a piece of stock for quick profit then you got and will get screwed.

It ain't all doom and gloom...wise people are buying good homes, priced decent enough by the same sellers ABOVE who must move--and LIFE GOES ON.

The media LOVES to build up it's heros and tear them down afterwards. Real estate wasn't even on the radar 15 years ago...that all changed when the secret got out that people were making reams of cash flipping homes. Now that the edge is gone they want to crucify real estate...

Lots of dung flying downtown Tampa today smell bad for the banks. I went to the Tampa REDC foreclosure sale at the Tampa convention center. It was a joke. In my opinion, these are just markerting plows to move dead inventory not sell homes. In my opinion, these banks are not ready to sell. They want to try and trick people and con people into paying high values or full market price. What happened today proves it. The I want to educate people on was a for sale 4/5/08 and the house which was number 3 on the auction list 5157 Loquat Ct Palm Harbour , FL 34685. Look at the market comps yourself first. Well first they skipped it and auctioned it off as number #5 in the auction order. It was a cash sale. It went up on the auction block and got auctioned for 390k. About 50k higher than market value. A third of the audience beleived it was shill betting and walked out of the auction. Yes a mass exodus. The auctioned begged the people to stay as they were leaving saying it may be auctioned off again later. Well an hour and a half later it was back up for auction like many of the homes. In my opinion, lots of shill bids. If auctionaire doesnt get the price he wants in the shrill bid process it goes up again later the sam day. Scam cheating and lies still beware. Sencond time on auction block 350k. Ya right. I believe that everyone in the same neiborhood can sell similar homes for 350k but magically this ones sells. Make your own judgement.

Simple economics folks Do yourself a favor and buy a copy of "Human Action" by Von Mises. If you understand Austrian economics you will get real and understand that it is ALL good.

Lucky for me I did not buy into the dream so I am fine but many of my friends and family are F***** their kids college education is F ***** and I think that is just sad.

I pray the day does not come when the public says F**** it and they take matters into their own hands start up lynch mobs and set realtors, bankers, brokers on fire, hanging them or worse, then we are truly F***** as at that point we will become another darfur, bosnia, this is getting very scary and if the banks shut down, which I think could happend in a few months then all bets are off and we are really really F*****.

I am member of West Toronto realtor team and I see some nice discussion here :) Truly, why some of you hate realtors so much? You don't have to use us! But I think most of the people will choose one, when dealing with properties, because it's MORE COMFORTABLE! And don't worry about jobs of my US colleagues - the good will survive, because there's always place to make good business, no matter if the prices are low or high! And the rest will have to find another job, maybe more suitable for them, that's life...

You cannot be a realtor unless you are a housewife with a rich husband, a kid with rich parents, or born into the business.

You can go for years without making any money starting out in real estate in any economy. Although 1MM people have a CA RE license very few make money with it, for most it was a good education but a waste of time and money.

I know many poor folks who lost their shirts, families trying to become realtors.

with that said.

You and your friends will survive this crisis because

A. you won the lottery

B. your rich parents are helping you survival

C. you have another profession that pays over 70k a year outside of banker, broker, realtor

Smarter buyers are waiting for prices to drop before they buy a first home, or a second or third home.

No matter how much inventory increases, it is overpriced.
