It's 2007. Anyone think housing is NOT going to tank more this year? Or would that take a minor miracle?

correcting for inflation the real rises in those periods were approx

2001-05: 26.3%
1981-85: 5.5%
1971-75: 18.1%

Please show calculation. The 81-85 seems way too low to go from 33% nominal to 5.5% real and 26.3% seem too low for 01-05 considering the act we were flirting with deflation for a while in 2002

What inflation numbers are you using for what source?

I'll say it again: focusing on incomes is misguided. We need to focus on prices and costs. Of everything.

If you just give people more money to buy homes (through low interest rates, higher ltv ratios, 'innovative' mortgage products such as IOs, option arms and arms) then people will just spend more money on the same homes. The average homeowner is not better off.

We need to focus on how to make a 'better' home using less resources (labour, capital, land, natural resources).

average home in the 1970s was 1500 sq ft. Avergae home today is 2400 sq ft. When adjusted for inflation the price per sq ft was higher in the 70s than it is today.

Florida is loosing working class people everyday - an economy cannot function where everyone is a doctor, lawyer, or wealthy retiree.

The Blue-collar workers for the Resorts, Teachers and Law Enforcement workers can not afford to live in Key West. House Keepers and Front Desk clerks are bused in every day, from the main land, to take care of the tourists.

Teachers and cops in Florida make salaries in the thirty thousands a year.

How many fucking cops do you know that make 110k a year? Besides that fucknut you know.
I personally have 4 friends that have been in the SoCal force for over 7 year and I fucking guarantee you they dont make 110k. Well maybe one guy because he just got bumped to detective.
FYI..its a known fact that cops are one of the best in overspending. Hence the boats and Harleys thay all 'must' have.

You get a grip - people are leaving these areas. Why ride the bus when you can move to Atlanta (for example) and live down the road. You dont get it. People choose, you dont choose for them.

That is exactly why I live far away from the city. I don't want to live near maids or nurses or teachers or any other lower middle class vermin. I'll put up with an hour commute, it's worth to me.

As for the teachers at schools near me...far as I can tell all women, married to men that make enough for them to work for $30K a year and not care.

NEW YORK (Reuters) - The decline in the Manhattan apartment market seems to have been over in a New York minute in contrast to the sluggish U.S. housing market, according to an influential property report released on Wednesday.

In the fourth-quarter, the median price of a home in Manhattan rose 5.1 over the year-ago period, according to the report, the Prudential Douglas Elliman Manhattan Market Overview.

The number of sales during the fourth-quarter rose 15.5 percent to 2,441 from the prior quarter and 55 percent from the year ago quarter. The inventory of homes shrunk 22.2 percent from the third quarter to 5,934 and 0.5 percent from the year ago quarter.
