We seem to be getting more and more realtor trolls (as expected) as the housing crash accelerates. I think a few of 'em are posting to drive traffic to their lonely blogs or websites, which is a bit odd because HP'ers do such a great job discrediting these liars with the facts.
Others are likely posting because they're so frustrated with Ramen noodles and past-due bills that they're striking out at the messenger.
A few more are just plain crazy and probably dangerous.
And one, Osman, went from "troll" category in my book to actually an upright, honest and interesting guy. A very unlikely but very welcome friend of HP.
So, should we ignore the trolls, or fight back when they post lies and disinformation?
I've always said ignore the trolls like the haters and racists, but I think I'm leaning toward making an exception for realtor trolls.
Plus they're usually so dumb that it's fun to play with 'em.

Just want to say Thanks for the hard work you are doing. We, in Canada, have a few Blogs trying to predict the future of RE in Canada.
A lot of people in Canada are feeling that we are in for the same declines as you are seeing in the US.

I too find Boring Ben's blog to be a far superior place to get real information on the RE bubble. While Keith may find Ben's dogged professionalism to be boring, the site nevers strays off topic with rascist or sensationalist comments. You can tell he puts a real honest effort into his site. He somehow digs up the goods on the real estate bubble and the readers seem to eagerly await the posts, as each thread seems to have well over a hundred comments within hours. the only time I see that many posts on Keith's site is when he crosses the line to go off on his tirade against Iran and then the only reason he gets so many comments is that people log on to rebuke him for his hypocrisy. The only reason I come to this site now is to see if Keith has forgotten to take his meds and launched a new bombastic diatribe on nuking Iran.

I like reading various threads on this blog. I even like to engage in conversation in a few of them. I really don't mind the detractors of NAR, real estate agents, or REIC whatever.
I'm not here looking for clients, I have enough on my own with my other efforts. I simply want to know what the man on the street is thinking about. Your blog provides that. You should take this as a compliment.
Now, if you don't like being called out on subjects that you write about, don't offer comments. If you don't want to discuss these subjects and instead play dictator, then don't offer comments.
I feel your content works best when it is a free for all. There are plenty of folks here who are in your corner with their views on real estate that are outstanding contributors. They make remarkable points and have opened my eyes on a few things against what I had come to believe from my industry.
These are the reasons I come back on occasion to read and post my own thoughts.
If I'm not welcome any longer... just say so.

Anybody, realtor or not, who doesn't realize the market has slowed in not seeing reality. I have never told anyone I think housing always goes up. I have told them that historically speaking housing has been a good investment but nothing is guaranteed. But it doesn't mean shit what I tell them. I also think your predictions are a little extreme and some of you are not seeing reality either.
You people think realtors have a lot more power than we do. You all assume that everybody (except you of course) is some dimwit who follows every piece of advice from a realtor 100%. I say buy client says "YES SIR" and opens up the checkbook for a downpayment. Doesn't work like that. If someone wants to buy a home, they will buy a home regardless of what I tell them. If someone doesn't want to buy, I can tell them anything I want and they won't buy.
Business for me personally has fallen off dramatically in the past year, but I'm still doing a deal here and there. Difference is instead of taking 4 or 5 days for a home to sell like it did 2 years ago, it's 4 or 5 months. Like a previous poster said, I made enough during the 2002-2004 period that quite honestly I could not close another deal for 5 years and I'd be more than OK financially. There was one week in the summer of 2003 when I made $58,000 net. I'm not bragging, just stating reality. You know those assholes you see who are on the phone 24/7 driving, at the doctor's office, in the grocery store? That was me. The phone just never stopped ringing. Business was that good.
I am no different than a broker at Merrill Lynch who in 1998 or 1999 made millions a year buying and selling pets.com for their clients. We both took advantage of a situation, we did not create it. And just like it was silly to blame your stockbroker because you invested every dime you had in pets.com, it is as silly to blame your realtor for buying an $800,000 1 bedroom condo on the assumption that it would increase in value to $1.2M in 6 months. YOU should have known better.
I once had a young (25ish) couple as clients who together made $110,000 a year. We were in my office getting ready to look at some homes and I asked them what price range they had in mind, expecting around $500K. Nope. The husband says he is looking at development XYZ where homes start at $650K. I told him flat out, someone making your salary cannot afford that much house. He said, nope, he talked to a lender that could qualify him. I tried to tell him that just because you qualify doesn't mean you can afford it. After about 10 minutes of this they walked out and I never heard from them again. I'm sure they ended up buying a $650K home. But I'll be damned if I get blamed for it.
I am not a high school dropout who flipped burgers before getting into real estate. Before getting my licence in 2000 I had been a software engineer for 7 years. I worked for a company you've all heard of. Then came the IT crash, whcih I actually survived. But I thought this profession is not somewhere I want to be in 10 years, clinging to a job that is about to be sent to India or China any day. So I looked around and thought real estate, what the hell and damn did I get lucky. As a matter of fact most other realtors I work with have a similar story - college degree, changed careers for whatever reason. And most likely now that the good times are gone, I will find something else to do again. It's called adaptibility folks, this isn't the 1950s anymore where you joined GE traight ouf ot college and stayed there 40 years.
And finally, at the end of the day neither a realtor, a lender, the NAR, Greenspan or anyone else signs on the dotted line. Every home buyer who bought knew what they were getting into. At every closing, every aspect of a mortgage is explained clearly and in detail. If you sign an Option ARM you know fully well what that means. You know fully well it means you will never pay that debt off and if your house ever falls in value you are fucked.
It is the same when people get a credit card with a 20% rate, max it out and then blame the credit card company for being in debt. Well sorry pal. You are a grown adult. You made that choice, now you will live with it.

I bought and sold two houses myself; made money everytime; never lost a penny to realtor. I'm gonna sit this one out; I'm having two ear plugs; don't hear anything realtors or NAR say. Most realtors have low IQ anyway :O)
And for the low IQ talkalot realtor above. The best advice you should give you clients is: "Don't buy now! Period." I guess you can't do that. Realtors need to make a living. Poor realtors !! Wish you children have higher IQ than yours.

I am NOT a proud member of NAR nor the local NVAR and believe that both organizations are a joke and should be dissolved. The only reason why I'm a member is so that I can have access to the MLS in my area and be able to have a lock-box key in order to get into properties for my clients. Yes...they force you to be a member in order to do your job! WTF?!
I personally dislike 95% of the agents I have ever come across. I believe that they're vain, pompous, shady, dumb and only concerned with themselves, not their clients best interests nor the industry. I always go back to the low barrier of entry and complete lack of education and regulation.
Here's one for you... My fiance had to go to 1 year of full time school (and $16K later) to get her cosmotology license in order to cut hair and make $18K her first year out of school. Agents on the other hand have to take a two week course ($400) and pass a kindergarten-level test to be an agent and deal with hundreds of thousands of dollars and entire families livelihoods?
Yes, I do have a blog that I welcome anyone to read. But it is not lead-generating nor do I want it to be. The audience I attract is anyone who is fed up with the way real estate is currently conducted and those who have ideas, products, sites and blogs that will help change the industry for the better (aka consumer rather than agent focused). And don't worry, I'm not posting by blog's url to promote...
I hope that the agents and consumers who are fed up with the whole industry can get together and get things changed around. It's been done in other industries, so why not this one?

I am short the market right now and believe the excesses will have to be worked out one way or another. However, the 2nd agent post here (Software guy) was very good. I think who is trolling here is who is not listening to the information he has to say. He did not force anyone into getting an Option Arm, and even talked people out of doing it. Not everyone that works in Real Estate is trying to cheat. He was very smart on jumping into the bandwagon and profiting from it. Leave that guy alone. I think there are too many people that enjoy bashing other people without good reasoning.

I equate the realtors who sell the houses the same as the merchants who sold wares to the 49'ers during the gold rush or the agents who sold lots during the Florida land boom in the 20's. Some of them do things that are not ethical but that happens in any profession. Want a tip on how to maintain your income? Think "Collections" and real estate foreclosure services like a full service business that lists, maintains, provides security, etc. for REO's since I think there will be a lot of them coming in the future.
