HousingPanic turns one year old today - Oh, what a difference a year makes. Oh, what a ride it will be.


Somedays a year ago seems like forever.

A year ago, sheeple were still lining up to buy a pre-construction condo in Phoenix and around the country, houses were getting multiple above-asking-price bids, and a buying panic was underway - "buy now or forever be priced out of this market".

The corrupt and discredited David Lereah was still selling books, "REIC" hadn't entered the lexicon, "Option-ARM, teaser-rate, interest-only, stated-income, negative-amortization" sounded crazy, people were still enrolling in realtor school, homebuilder stocks were hitting all-time highs (and their CEOs were cashing in), and Suzanne hadn't yet researched it.

Oh, how quickly things have changed...

Here's the first HP post. Thanks HP'ers for making the blog what it is. 2,000,000 views, nearly 2,000 posts, and a very fun blog to read and write. If I wasn't laughing so hard I'd be crying, right?

One final thought - think what a year from now will look like. Oh, what a ride it will be...

Kieth it's time for you to go. You have never been right about anything. I had fun posting your blog under "shoe shine boy and the chattering monkeys". But your losing track record is out of control. Now we all see how your politcal agenda has panned out as you inch your way towards believe you after being wrong over and over and over again can manipulate the elections.

With regard to your stupid housing bubble stories. These same stories existed in 1004, 2003, 2002, 2001, 2000, 1999, 1998. There have always been losers and always wil be clowns like you chasing the hype. I believe by defination that is what makes you the Shoe Shine Boy.

The facts are the facts though. Home prices are near historic higs and so are sale volumes. New building construction is extreamly close to breaking new highs. The home builders are all making money. The DOW never crashed, in fact the month of October which you claimed it would was one of it's best months in history. Gold has always done the opposite as you claimed it would and so has the dollar. And now your attack on orginized religion - whatever you obviously have no kids.

Sorry buddy, but you are just not fit for a link on my blog. And I'm not just saying that because you are gay.

My blog is for investors. The fact is I have always been concern of about buying in the subarbs. The fact is I have always thought the inner city is a great oppertunity for those that work. Thae fact is the far outskircks (retirement zone) is a great buying oppertunity. And the fact is urual land price escallation has proven this. I have been spot on with interest rate trends, even when the Fed was moving in opposite directions.

This little fantisy of yours is strictly for the clowns. Unlike you I don't need to write 5 posts a day in hopes nobody can find the post I wrote 2 weeks ago. Kieth you are a clown. You are the Shoe Shine Boy.

I'm doing alright because I see and understand the world around me. The fact is I have made one great call after the other. That doesn't mean I can't be wrong. But what is more wrong than anything in the world of investing is to hide and bury the wrong thoughts.

The greatest wrong you have ever done here is to pretend you are never wrong, when the truth is you are always wrong. Face the truth. Then you will learn and move forward.

I'd rather be wrong than not have tried owing to complete ignorance, lack of forethought, and lockstep conformity. As HP celebrates it's birthday and matures, I'd like to see the racism, antisemitism, and gay-bashing edited out. It's just distracting and such edits do not threaten your holding dear to free speech, as it is hate speeach.
I'd like to see you move in the direction of what comes next, not just for investors or housing, but for The System as a whole. Through the lens of the Housing Bubble, you've unveiled a Pandora's Box of problems that need to be addressed in U.S. and world society. Much more than housing is unsustainable, and it is glaringly obvious we need fresh, non-ideological, viable alternatives.

Oh, yeah, I forgot..."the gains are permanent". Thanks for all the laughter, too, Keith!

Keith- Congrats on the funniest and inciteful R.E. blog on earth. Your comments on ILLEGAL immigration are excellent and thoughtful. But I really want to thank you for being an unwavering beacon in an insane world. In June of 2005 I recognized an old saying from Wall Street "Don't fight the Fed" that I last saw in 1999 with the tech bubble. Starting in June of 2005, after seeing the Fed Chairman raise rates continuosly, I knew what was coming. It also didn't hurt that Bob Toll and his brother was selling their stock TOL in million share blocks. The only problem is that I shorted about a month early and they continued to go up thru July of 2005. With the clown Cramer, and every Wall St. analyst such as Pru, Smith Barney and Wachovia on the BUY rating side, to tell you the truth I kind of felt alone and nervous. I wondered what might I know that NO ONE else knew. Then I found your site and had the conviction to stay the course knowing what was coming. I subsequently have shorted BZH, RYL, CTX, BHS,and TOL. I know that you don't advocate that people short stocks, it is a very tough environment where there are many short squeezes from the mutual fund bag holders of these stocks but you gave me the fortitude to ride thes stocks down 40-50%. Thank you again, your site is addicting.Happy 1 Year .

Keith - Thanks for the work you do on the Housing Bubble.

Don't pay crap-stain green any mind... although I'm sure he (dogcrap) could use a loaner mind if anyone has an extra.

Lay off the religious posts, please... or open another blog for that and let this one remain focused on housing prices & trends.
It will continue to be valuable to the extent that it stays focused on what people came for.
