Gotta love realtors - so many either clueless, dishonest, deceptive or in this case out-right confirmed liars


Here's Russ Jensen's report from Phoenix, a market in the middle of an epic housing collapse. It's an excellent time to buy! Prices going up over 100%! (Wonder if Russ himself is out scooping up properties - I'd bet... not)

Home values have increased by an average of 21% in Phoenix. This does vary by zip code. However, this is a highly sought after community and the Phoenix area home values are projected to grow.

Money Magazine June 2006 edition says that homes in the Phoenix area have increased 44.9% in one year and are expected to increase to 108.4% in the next five years - more than double the current home values! This is an excellent time to buy.

Now here's the actual Money Magazine article... and Phoenix chart. Note that Russ (oopsie!) said they predicted a 108.4% rise over the next five years. 100% incorrect Russ - Money listed 108.4% as the bubble rise Phoenix saw over the PAST five years. But hey, you knew that anyway, didn't ya? Didn't ya?

30 year fixed 6% taxes only $1344 a month..I pay the homeowners Insurance right off when I recive the bill it is only $400+- and change. So for me ownership is affordable.

i don't know who is buying, and where, but it sure is not in the downtown area. i track a lot of units through ziprealty to see when they go inactive. not happening. total, i mean TOTAL ghost town. i know the light rail construction is jacking traffic, but still, dozens of condos for sale in tapestry and orpheum. prices are still out of check with reality. there are just not enough buyers willing to pay $400/sf for a poorly built condo. and the DOM for some listings is approaching ONE YEAR ! also, lots of 600K homes in the willo that have been sitting for months. 3 listings on the same block of holly street are sad. one has dropped from over 500K down to 410K, and still nothing. i think it is worth about 220K. ugly house, bad kitchen, one house away from 7th avenue, which is like a speedway during rush-hour. there are two modern, infill condos on palm lane that have dropped from 649K to 525K and another from 549K to 475K. sitting empty now for months. you can still hear the echo of silence.
my two cents from downtown phoenix.

The other day I was driving down a major street here in my city, busy area traffic wise and ver congested. Anyway no bullshit there are 7 houses in a row all on the same side for sale..and across the street there were 4 more every other house..I have nerver seen that since i have lived here..as you can see I dont get out much.

Home to work, work to home I hate people so i try to avoid them as mush as possible.

Paris isn't stupid... she's leveraged her semi-famous upbringing into millions. She gets paid 1 million to show up at a party!

Actually I think she's misunderstood and one of the sexiest girls out there. A little high maintenance, but a good heart.

Sorry but, Paris is a trainwreck! Smart enough to whore herself out to the highest bidder, but quite vacuous. Famous for being infamous. Intriguing yes, but extremely narcissistic! Not a drop of class, from a family name oozing with it...or at least at one time they did! She will do anything no matter how outrageous to keep her name in the news. Why do you think so many watch her show 'the simple life'? Same reason people watch an auto race, to see the firey crash and carnage! Sorry but true!
