Arizona - desperation sets in: $310,000 - Distressed Seller in Gilbert AZ


Thanks HP reader CB for the lead. This one is for the books, especially after my rant against the worthlessness and horrible quality of life in Gilbert Arizona just a few days ago.

Sounds like this guy got himself in over his head. Interest only? No down? Flipper? Poor guy. And so honest. The desperation line starts in Arizona folks.

I have a property that I desperately need to get rid of as soon as possible. I have an appraisal that is 3 weeks old at $345,000. I am willing to sell the property at $335,000 and give the buyer $25,000 at close, or I will also just sell the property for $310,000 so I can break even. Please only serious responses, I have to sell this before it swallows me. Thanks, Weston Burress

This is probably the new sales pitch. He's probably make some gains even at $310,000.00. This has been done before.

Craigslist removed the ad. I guess he's out of luck on that one. LOL

I won't worry about the guy because unless he just purchased it, he doesn't own it.

According to the county records, it was purchased in 9/2004 for $217k.

Additionally, all his posts should be flagged, and he should be reported to the state, because he is selling property of others, and he is a licensed agent, and by law he is required to state that, and to put up his broker's info on each ad.

Craigslist now sucks. they be a bunch of sellouts. they remove all my stuff and i never sold anything there.. .could not even sell my sister on that.

The reason why I need to unload this property is, I bought the home for my wife and I. Things didn't work out the way I had planned, and now I am stuck with paying 2 mortgages that I cannot afford. This is why I need to get rid of this property so fast. If you have any other questions please feel free to ask.

He bought it for $300K with 100% financing and closed on 01/13/06. One with the same square footage on the same street about 8 houses away is listed for sale at $292,500 with 150 days on market.

This sounds like bull.

No seller in their right minds acts desperate and on the internet to boot. I think its a hoax.

Of course he might be ACTING desperate to make people THINK he's giving them a good deal.

Don't get me wrong. I'm waiting for the inevitable 60% crash in housing values but no need to resort to making things up.
