I met a nice young couple down at Home depot last night who are signing this Friday. They didn't do to bad, FHA, 30yr fixed, 20% down, and 6.35%. Even so, as we talked I thought "God, I wish that I had got to you guys sooner!" Their new (built in the 1890’s) stick box, in a small town near where I live, was the only starter (Yes, they used the word starter!) place that they could find fit to live in, on their salaries. They said the they got the place for $40,000 below appraisal (didn't say who appraised it.) Both are newbies in the local school system, so they have got starting (but good) paychecks, and great benefits, and guaranteed jobs with no layoffs.
I didn't want to rain on their parade and tell them that in a year they could probably have gotten the place for $80,000 below "appraised" value, since they seem to be mostly on the right track in regards to their financing, just young, naive, and uninformed as to the true state of the housing market. The way they talked, I sensed a lot of "pent up demand."
I wished them well, they seemed so happy and upbeat. Perhaps the next generation has some hope after all?

There is No Hope for Them...
I predict 1 child within 2 years, 2new leased cars, granite and stainless steel psychosis, a second mortgage/HELOZ at exhorbidant rate, then an affair or illness or kid comes out retarded and only future for it is politics and then a job loss leading to divorce, anger, drinking, drugs and suicide. Maybe even some charges of sex with their students...
The new American Dream.
This couple is doomed and doesn't even know it yet.
