Leverage: Fun on the way up. And feels like a ton of bricks just landed on your head on the way down.

The world has never seen leverage like it has the past few years. And it will be generations and generations until it does again. If it ever does again.

Please don’t think that foreclosure doesn't affect you. The decline in property values based on foreclosure, effects the entire subdivision.

The best thing that we can do is help our neighbors by providing information and resources. We can do this through neighborhood initiatives via HOA (door hangers, letters, flyers, etc).

Uh-oh, not really. I sold at bubble peak, tax free, and am just waiting for the bottom so I can fleece the stupid homedebtors and flippers...you know, the same idiots now chanting "Yes We Can". It doesn't "affect" me a bit; I'm ironing my zillion $500 Euro bills as we speak.

Hey, I love leverage, especially when the socialist gov gives a tax deduction on the interest, which augments the return.

The problem is that financial retards don't realize that leverage is only good on the way up, and horrible during downturns.
