I'm from South Carolina.

Here's it what I see

Charleston - prices down/inventory up
Columbia - prices down/inventory up
Hilton Head - prices down/inventory up
Myrtle Beach - prices down/inventory up

In fact I was in Hilton Head 2 weeks ago and found numerous mails and post cards in the box from realtwhores who said that

"although this HHI market is really tough and we've only sold 10% of the houses that we usually sell this year and our inventory is at an all time high... I'm still the #1 realtor in HHI in sales this year. I close. I sell. Put you house in my hands"

I'll see if I still have one and send it to Lawrence so he can call them and tell them how great the market is in South Carolina.

Also, as a side note - everyone of these things - even the post cards - had a picture of the realtors (or at least main realtor) on it.

Riddle me this, why do realtors ALWAYS have to put their picture on everything - in many cases even their business card????

I still don't understand why the NAR, a trade organization for sales agents employs an economist at all and why that economist gets any airplay at all given the obvious conflict of interest. I know of no other sales trade group that employs an economist, say the napa valley wine growers economist expects wine to pass beer consumption in the third quarter. Rubbish.

Builders and developers drove the bubble higher and builders and developers are going to lead the charge in deflating the bubble. Those who bought from them at the height of the bubble will pay $2.50 total (when factoring in the future value of money) for every $1.00 (present value of money) that they overspent in 2004, 2005, 2006... It won't matter what spin Mr. Yun puts on it - dems just da facts.

whenever you look at houses remember this:

Sticks and bricks (the house itself) should be about $60/sq. ft (and going down lately) for a bubonic chronic granite/chrome place.

That $500k 2000 sq. ft house? cost $120k to have subs put it together. the other $380k is for the tiny piece of land its on, oh and the companies mega profit.

If prices will stablize and go up because of the growing poulation, there is no need for a Housing Stablization Bill.

Special tax breaks for builders are unnecessary, they will make money when prices increase!

I'm also wondering if he got a PhD in psychology instead of economics. He acts like he knows so damn much about potential buyers undergoing psychological drama while he doesn't know the first damn thing about economics.

I would like to hear if Yun has looked at Shiller's graph of housing prices adjusted for inflation over the past 100 years. I'm sure he has. How can he possibly explain that graph in the context of his never-ending bullshit?
