Is the Real Estate Market in Bubble Trouble?

You can't go anywhere without hearing people talk about "the real estate bubble." Such talk drives me to distraction, and I'll tell you why. It's because there is no real estate bubble. Bubbles are for bathtubs.

Despite a thousand articles in Sunday newspaper real estate sections, the bubble is a myth.

Talking about a bubble implies a sudden burst, and real estate does not work that way. You don't go to sleep one night with your house worth half a million dollars and wake up to find it's lost half its value.

I'm interested in the photo of Kendra that you used in the post. Is that cropped down from a larger photo? Maybe there is a pole in the background...and music is blaring in the background? I'm guessing that Kendras brown business suit is coming off shortly in spectacular fashion!

She would defend her statement by sayying "Well, duh, houses didn't go down 50% in ONE NIGHT".

They've gone down by 20% or 30% or well, yes, in some cases 50% in CA in auctions of foreclosed properties, but it took months for this to happen!

See?

I always wonder why not go back to these people who make these statements of opinion they parade as fact and ask them what happened?

She didn't say "in my opinion, there's no bubble", she acted like it was idiocy in and of itself! "Bubbles are for bathtubs!". Why of course! How obvious! How could these bubble heads be so stupid, bubbles are for bathtubs!

another rich ex cheerleader, yea she came from money but rich people do work hard, sometimes 16 hour 18 hour days but their pay is 1000 times more than what us the bumpkins make doing the same work, oh well I hope in my next life I am born into a rich family, been poor sucks and it is worse if you parents were rich like mine and one died and the other panicked and gave all the millions to the evangelicals for their causes of feeding the poor

Ironic is it not ? our family fortune given away to feed the poor save souls and now we are poor and my soul is going to hell.

Yet, every day now we read stories in the papers about people having a HELOC one day and then the next day to get a letter in the mail from their bank saying because the value of your home went down you no longer have your HELOC. We have people being told they cannot refi out of their toxic loans because the bank has said their home has lost value, so the lien/note goes into default, the bank forecloses and they are on the street. We here every day now that because of a drop on property tax revenue state and local gov't can no longer provide basic services, cut back on hiring, raises and start firing, schools no longer can afford new books, basic supplies and sports programs, etc, etc. This was a bubble and did popped like all bubbles the after affect now is reverberating through the surrounding atmosphere, in this case communities, taxes, jobs, families and homes. Rent & wait for the bottom, stabilization, reversion to the mean. In the interim enjoy life and let this be somebody elses problem as much as possible, e.g. Kendra's.

Absolutely right. That was a low-end estimate.

Is there any way we can set up "re-education camps" for the Realtors? Y'know, to "re-learn the value of peasant labor."

That may be inevitable in any case. Many people are going to be laboring hard in the rice paddies when this recession (and more and more people are whispering that recession should be spelled with a "d") hits rock bottom.

First, let me just say it depends on the comps in your area. You never know what might happen when nothing has sold for 8 months, and finally something does ;)

Maybe not exactly but close: You go to sleep one night BELIEVING the equity in your house is worth a comfortable X and wake up the next day when you are confronted with the neighbour selling his (better) house for your imagined equity MINUS Y. From plus X to minus Y in one night - that will be common.

She is a greedy beeyatch. Her clients should all sue her. They would definitely have a case as she was selling all her condo properties as an investment and not as a place to live, and each with VIP "discounts" that were made out to be immediate equity/profit. Total scam artist.

The main thing here, is that she did not purchase that brown suit at Wall Marts.

Doesn’t that make her a good citizen and a patriot?

I just hope she’s not stuffing that bra with Rice, cause if she is, it would answer a lot of questions about the latest run up in Rice prices.

Come to think of it, there may very well be a connection between the Rice bubble and Realtwhores.
Think about it.
You and I go to a typical ‘all you can eat Chinese buffet’ chow down a half fried chicken with say a pint of fried Rice and we’re done, Realtwhores on the other hand may very well garner an additional 2 pints of white rice (long grain variety no less), how else can you explain this phenomenon.
They walk into the ladies room with a size A cup and walk out with a D cup, and the pocket book now looks lighter.

Ya know what really gets me ticked off, we aught to be able to buy Rice direct from the farmers instead of paying a 6% commission to Wall Marts.

You watch Rice prices plummet.
Unless of coarse the Europeans go on a Rice conservation bonanza and start pushing ‘mini rice’ thru Al Gore and our Nobel prize eco scientist, then it will only prolong the inevitable Rice crash.

The big question is still open, were did Kendra buy her undies.

God it is so damn unfortunate that people won't think for themselves. Last year, I had a co-worker buy a 1900 square foot house for 699K. He thought he was getting a great deal because the original listing price was 750K. I told him to wait it out and he just constantly made fun of me because I was renting and he kept thinking that people who rent as opposed to folks who make a mortgage payment are idiots. I begged him to listen to me and to do his own research and go on to certain blogs. But he didn't listen and kept repeating all of the same old nonsense; "if you are renting, then you are wasting your money every month", "real estate never goes down", "real estate always goes up in value", etc.... Now, when I talk to him, he is not very happy but still thinks that his value will eventually go up by 10% or more per year! This despite the fact that some other people have listed their home for high prices and no takers what so ever.
