Most people I have spoken to lately agree...6% worked when homes were 50K - 100K max in price. Once the price gets above that I think Keith is all over it...Compensation should be $15 - $20 Hr and maybe let them have a few pills from the medicine cabinet when you are not home.

The realwhore who can sell a POS cardbord box McMansion in Scottsdale for you without you taking at 25% haircut is worth the 6%.

Any seller who let's themself be screwed by these leeches deserves it. When the offer comes in, do your math, tell the realtor how much you want, and let them haggle with the buyer for their commission. Then they're taking the seller's money, not the buyer's.

During the bubble, you didn't need these idiots to sell your house. Now when it's cratering you can tell which of these guys can really sell a refrigerator to an Eskimo. I bet a good 10% of them are worth the money they make.

In all fairness to Realtors they do not get 6% Don't they split that down to 3% then have to pay an head office split?

Who cares? That's not my problem. In the UK the fee is 1%. As it should be here. The free market is slowly eliminating realtors, just as it did to travel agents and high-fee stockbrokers.

You can sell a house on your own and for $25/month get PrePaid Legal which will provide an attorney to handle the transaction.

$25 vs 6%? I think I can see how this will play out.

I'm a realtor in Seattle and I wonder how many of you would pay a fee up front before the house was even sold,or even if you had any cash to do that. Remember realtors do not get paid unless the house sells and put up the capital for advertising themselves. Nobody on this site has to use a realtor,
they could go out and find houses on their own and go to a limited service company and pay very little. Why don't they, because they don't have enough experience to do it. You complain about the fee you pay for the service. I would love to reduce my fees and get paid for the service
upfront and not take the capital risk. Maybe if you paid your buyers agent by the hour and had to see properties during normal buisness hours like banks fees could be reduced also. Most of the time realtors work many more hours than you think, because they are on call.

Bashing realtors the way you do discredits your blog.

It positions you as whiney and disgruntled with little credibility rather than a mature and legitimate source of information.

I would focus on the source of all problems; i.e. the FED, the GOVT., and many others are way ahead of Realtors.

Im Russ and I was poorly served by Realtors.

If someone you care about is getting worked over (pr about to) by a realtor, I put together a list (Vlog) of youtube videos to expose realtors and their various tricks for duping new buyers and sellers.

Others are just plainly criminal.

But all should create a healthy skepticism of the "professionalism" of these recent non-professionals. If you don't buy their hype you are less likely to get cheated by them. Remember that scum-ball like Mark Foley fit right in with the realtor profession.

Regardless whether a specific realtor is a CON man or a terrific advisor, markets presribe fees, not the advisors.

Going against Econ101 is like stepping in front of the freight train demanding 6%.

A lot of 6% will go down, whereas the true realtors will remain in business. I love market action!

I wish I had paid my buyer's agent by the hour in 1999! I counted - 6 hours. I found the home on the MLS, while the agent kept pushing crap my way that wasn't even close to my criteria list.

If she split the 6% with the seller's agent, she made $2500 (I bought a cheap house). If she splits it 50% with her office, she made $1250.

On call my ass...I had to take time off work to view the house, do an inspection and final inspection, etc. etc. Oh wait there was one evening where the agent met me in a Wal-Mart parking lot around 6pm to sign the earnest paperwork - that was classy.

Over $200/hr...and she told me to not bother reading anything I was signing at the closing. Then she started sending me crap, and continues to this day, about what a great buyer's market it is.

As a realtor today, people will pay me any price to get their home sold.
Maybe your thinking of a couple years ago, when all one had to do was place a sign in the front yard.
Todays seller wants the home sold and sold fast.
Most of my litings are from people who tried to discount brokers.
Everyone is allowed to charge what they feel they are worth.
Whats it worth to the seller that has had their home on the market for 2 years and the home is worth $100,000 less? Would you pay 1
or 2 % more than the other realtor if you could have a full time top producer working for you.
