Woohoo, I've been immortalized on HP!

This is the 3rd most exciting day in my life. The countdown ....

#2: The day I made the NY Times bestseller list

#1: The day I received a card in the mail from my hero Neil Peart of Rush

I don't agree with everything frank says but he is on target with that quote.

#3 would have been "The first time I got laid" but that hasn't come yet for Frank

Hey man, you're right, I better hurry up and get laid to impress you cool Scottsdale guys. I just can't keep up with your hot 3-series $299/month BMWs, triple mortgages, credit cards, etc.

Hey Frank, #3 should be when you escaped broke from your POS conservative Red State and begged to be in a decent Blue State, in order to make a living and eat again.

I've never lived in a conservative Red State. New Jersey, Hawaii, Nevada, Arizona, California. All blue states.

Frank,
If you are such a gun-lovin', neo con from Hell, why do you love California? What's up with THAT sh+t?

Did Ann Coulter, your kindred "spirit", move there???

Yes, for us "liberal losers" left in Scottsdale, it IS an amazing time to see incentives on rentals like I've never seen in 16 years in AZ. I just wish you were right about AZ being a liberal state. What a joke!!!!

Hey Frank,

I agree with the rest of the folks: GREAT JOB!!

Frank,

I usually agree with your take on things. I think you need to let go of Scottdale, but whatever.

You are falling in to the liberal mindset of red/blue STATES started by Anonopossy 8:46am.

No such thing as blue or red states.

There are blue cities. These are populated by "progressives" aka unemployed artists/actors working at Starbucks, welfare recipients and city/county union workers making $80K a year to answer phones.

Then there are red suburbs/exurbs/rural. These are populated by people who pay all the taxes so the blue city cry-babies can eat.

This is true everywhere, every state, red or blue. Illinois is blue, Texas is red. Doesn't mean shit. Inner city Chicago votes like inner city Dallas. Suburban Chicago votes like suburban Dallas. Inner cities make up a larger % in Illinois than Texas, hence it's blue. Suburbam/exurban and rural votes make a bigger % of Texas, hence it's red.

In Sacramento, 43.6% of homes on the market have been lowered in price. There are currently 36,097 homes on the market there, with very few potential buyers.

Just lagging Sacramento is Las Vegas, where between November 2006 and November 2007, prices plunged 17.2%. What's more, from December 2006 to December 2007, the number of homes on the market surged by 30%, further stalling sales, and likely leading to more price depreciation down the road.

A city you might have expected to see higher on the list-- Detroit--finished ninth. Simply put, there just isn't much further for the city's housing prices to fall; in percentage terms, it doesn't look as depressed as other (once over-inflated) markets. In some areas of Motor City, banks are literally giving homes away if the buyer agrees to bring it up to code.

Florida nabbed three spots on the list of 10 fastest-falling markets, with Tampa down 11.7%, Miami depressed by 10.6% and Jacksonville in an 8.7% decline from last year.

Frank - great quote - I have my pick of downtown San Diego condos - my current one on the 16th floor with a view of the bay is being rented at 50% off the price of purchase (I figured with a mortgage or buying cash). . .when my lease is up in October, I will likely move to a larger unit at the same price. . .the new Electra just opened (40 floors of unsold units) and offers better views and a larger pool!

agreed.

Exactly... its NOT a Blue State..yet...but it's trending that way with other Western states such as Colorado ,New Mexico and Montana.
There's still a lot of right wing wackos, Mormons, rednecks, Sun City geezers, and other assorted Rethuglican cockroach scum that needs to be politically exterminated, diluted and driven out like Frank.
In about a decade the state should be clean and joining CA,NV and NM as the solid Democratic Southwest.

Then all the displaced losers can circle the wagons in places like Utah and Idaho, and guys like Frank can spend the rest of his life putting up blogs like "Democrats-suck.com" and "AZCA HasBeen/BestSeller/NYTimesAuthor.com"

Hey Ed, I've done the math, and those (childless) unemployed artists/actors working at Starbucks are paying higher effective tax rates than a lot of those suburban families.

Oh, and did you know that in most states, rental properties (where underemployed artists live) are taxed at higher rates than owner-occupied homes?

With all due respect, I think you need to redo that math.

Making $9 an hour at Starbucks works out to a 0% tax rate. Thanks to the EITC many even pay a negative tax rate as they actually get money back from the IRS after paying $0 in taxes.

50% of the country pays 100% of taxes. Look it up if you doubt it.

50% votes Dem. 50% votes Rep. It's not a coincidence.

Hey Frank -- I think we're neighbors. I've started making offers on some of the Turtle Ridge & Talega McMansions -- still listed in the low 800s & high 700s - offering 300K below list. They're starting to place them on the rental market now. Am also waiting for for their garage sales.

Ed,

Great theory, except that my right-wing boomer parents and in-laws all live in inner city Dallas, while their liberal children and grandchildren all live in the outer suburbs and exurbs. There are actually more starbucks here in the burbs and downtown is full of captains of industry, doctors, lawyers, bankers, etc.

The only correct blanket statement you could make about suburbs and exurbs is that they are full of soccer/security moms who voted for Republicans in the past, but will probably vote for Democrats now that the hysteria over Al Qaeda has died down.

Republicans think intellectuals is stupid

Greenspan, Bernanke, idiot at Duke who created political correctness, Ward Churchill etc etc etc

btw - who gets to decide whom an intellectual is? can a person just call himself an intellectual or does he need to be knighted by some elitist group?

2004 election:

All of Texas: 61/38 Bush

Dallas County: 50/49 Bush
Every county around Dallas, solid red.

Travis County (Austin): 56/42 Kerry
Every county around Travis, solid red

All of Illinois: 55/44 Kerry

Cook County(Chicago): 70/30 Kerry
Bush won pretty much every county surrounding Cook. But since Cook makes up about 50% of the vote in the state, Kerry won handily.

In other words...in Texas like in Illinois, cities vote Dem, suburbs/exurbs/rural areas vote Rep.

Argue all you want, the numbers say this is what happens on election day.
