Here's a little blog written by a lady who lost $700,000 speculating during the housing bubble


Unfortunately a lot of financially naive people are getting nailed out there during the housing crash. Here's one of 'em.

Seems like a really nice lady who had no business speculating in real estate and has lost thousands. Hundreds of thousands. Like $700,000. And is now blogging about it on her "overcoming real estate losses" blog. I feel for people like her, but at the same time it was people like this (along with the corrupt REIC on commission who enabled her) who inflated the housing bubble and ruined America.

Be nice HP'ers, and take this blog for a spin. Lots of good tidbits. Here's highlights from her first post from a few months ago. Amazing. And you wonder why the banks are failing. Ponzi Scheme HP'ers. One big Ponzi Scheme.

You Lost How Much??? - The time has come!!

Real estate investors who have lost money need support. I'm hoping that this will be the place to get it. Or, at the very least, whine about your experience and feel better.

My husband and I entered the real estate investment market at the end of 1999 (we are not agents or in any other related fields), when we were 33 years old. At the suggestion of my brother (who didn't enter the market until much later), we used the exploding equity in our house and started buying single family homes in Riverside County of Southern California. We lived in San Diego at the time and couldn't make the numbers work there, so we traveled 45 minutes north up the 15 and landed in Temecula, just over the county line (with houses priced 1/2 of the going rate in San Diego). We didn't know it, but Temecula was on the cusp of booming--and so was our portfolio.

In 2005, we had millions in assets. By then I was having our sixth baby and couldn't manage the houses myself. Our equity had now doubled, but we had a negative cash flow each month.

I'll give all the details in later posts, but the bottom line is that two years later (right about now) we have realized a loss of about $600,000 to $800,000.

The fridge wasn't included in the contract, but she could have bargained with the couple from the start, and still sold it for market price, instead of just declaring that it was hers.

She also writes that "doom and gloom" blogs such as this one are "eventually right". It's a variation of "a stopped clock is right twice a day", which Cavuto used against Schiff on FOX NEWS. Schiff responded: "I've been right a lot more than twice".

with taxes, insurance , and maintenance so high, how can it be anything but a negative cash flow? but a negative cash flow is what some people want, at least on paper. of course the irs doesn't like it. but she was living off of these cash flows. and there is the problem. rental income is always iffy at best. you can't live off of it. you have to have a job and do that on the side. if the renting business is your full time job, then yes, it had better be profitable or else what are you doing it for? rent houses, imho, have long ago become more trouble than they are worth. the days of renting and making good money from it are over.

I did not read a whole lot on the site. Just enough to get the flavor. Typical drunk on RE dreck. They had a glance at Nirvana, took the chances and are now paying the price but can't bring themselves to face reality. RE will "always come back". It's just so easy. Buy RE, at any cost, and then.......just keep buying it. You dopes out there, who don't buy RE, suffer from "analysis paralysis". Trailor trash has a way of discounting any sort of education or analysis. But, I suppose that the school of hard knocks will teach them something. By the way, anyone that I know that says that they have been "through the school of hard knocks" ususally pronounces it like "tru da skule a had nocks". It tells you something.

I live in the area this Carol brat lives in, I am happy she lost her fat a**. These people thought/think they were mini gods complete with a treasury and a small kingdom. I really love it when people talk about having a baby like one would talk about being hit by a bus or coming down with the bird flu. Hi, contraception? Kids are expensive, but after #s 1-5 they ought to have figured that out.

No, they wanted it all. Lots of kids, lots of houses, lots of money. Boo hoo. Only people I feel sorry for is the kids most of whom probably shouldn't have been created, if for no other reason than that they will now have to live with their parents' idiotic debts.

Why couldn't I have made a pile in the tech bubble or something? I would have spent (and saved) my money a lot more wisely, I think. I guess that's what everyone says. But, I was raised lower class, so I don't need to have tons of shiny expensive things (and tons of offspring) to be "happy".

People like this got greedy, committed mortgage fraud, didn't understand the fundamentals (just that everyone was getting rich rich rich!), and then the whole Ponzi Scheme caved in.

At the same time, I do have empathy toward some of them. Not all of 'em. But some of 'em.

I love how that woman just bases everything on a simplistic worldview that to become wealthy, you must take big risks. But apparently that's all there is to it. You don't need to know what you're doing or gain any real expertise (that would take way too much effort and be real boring - who has time for that?). So, my question would be, why didn't she just go to Vegas and hit the blackjack table? If all you have to do is take risks, why not just go to a casino? They give you free booze, after all. Oh wait, I almost forgot, the developers were giving away free booze like crazy, too...and cheese to go with the booze. I guess that was it all along, it was all about the cheese.

Neighbors of mine - husband/wife - remind me of this woman. In 2006, they purchased 9 homes in Las Vegas, Arizona and Texas. No money was put down - all were financed via option arm loans.

The wife strong armed her husband into all of these purchases. She became convinced that buying these homes as rental property would make them rich after she attended a 3 hour seminar on "making millions in real estate" They lied on all of the mortgage applications. (She is a teacher. He is a lawyer - Nice.)

None of these homes are close to cash flow or break even.

Last I checked, they still "own" all of these homes but they are in the red by thousands every month (even with tenants).

Totally boner move.

Chuck, thanks for all the traffic, I think. I feel like the dead chicken that they use at the zoo to feed the alligators and put on a show for the visitors.

I'm not one to shy away from controversy, so I wanted to make a quick appearance today. I read HousingPANIC on most days and sometimes have something to say about the articles. I'd like to respond to all of the comments, but if you read my past posts, I wouldn't need to. Most of the misconceptions that you all have about my investments are already addressed there. Regarding birth levels:

Though I have talked to this point before, it seems your readers have an interest in seeing the topic explored further.

The housing bubble occured with such timing in my life that I will not be bringing any kids into the world. I am now in my late 30s and married; I have experienced significantly reduced (adjusted for real inflation or housing inflation) wages in the I.T. industry (after the tech bubble implosion). I have decided I will not be having any children since I can no longer support a household on my engineering salary.

Luckily, my GF is okay with this; she has kids from her previous marriage that spend weekends with us sometimes. And luckily, she doesn't mind working to help support the household.

During George Bush's tenure, my life went from "the future is so bright I gotta wear shades" to the current status of basically "waiting for death". Regardless of any future retractions in the housing market, it will be too late for me and mine.

I think this is something that touches people so deeply that you should create a thread about how the housing market and the "race to the bottom" global economy has affected people's most important decision in life. Most of my friends (college educated) without kids no longer considering this a viable choice anymore.

And this is what it comes down to. Now this lady is going to fire up the tears, scream "oh, what will happen to my children?!" and beg for the government to "save her".

And naturally, the government probably will step in. But in all honesty, what have these people "lost"? Money that was never their's to begin with. It was the banks money. Pure and simply. This lady and her family never earned this money; they simply borrowed it.

Do you want to know who I truly feel sorry for? People whose pension plans will be hit because of the loan defaults. These are the real collateral damage in this mortgage meltdown. Not unlike the employees of Enron or some of the airlines who lost their livelihood in retirement thanks to the actions of greedy ass-clowns like this lady. And I am supposed to give a damn?

I am sorry, but screw that. I am SO fed up with having to lower my quality of life to compensate for the stupidity of another. How many times will we do that? How many more moral hazzards will we cross before the great engine that is our economy finally sputters and stops?

As other posters have alluded to, how many professionals now forego the notion of families? How many intelligent individuals who have mountains of student loans basically have no option but to reduce or eliminate the number of kids they have so they can survive? And people call them "selfish" for not procreating. Is it selfish to not want to bring a child into this world if you KNOW you can't adequately care for them? Is it selfish to postpone starting a family because you are fiscally responsible and budget yourself?

6 kids. That is just great. Hell, why stop there ma'am? Have another one and Billary will help you pay for it.

You know what is ironic? For all our posturing over the last 5 decades regarding the "evils" of communism, we have became EXACTLY what we fought so hard against. And that is the true tragedy of our country.

What's it going to be like a year from now when the real magnitude of this housing bust Tsunami becomes apparent to tens of millions of Americans who have been conned by the likes of David Lereah and Alan Greenspan.

Is she saying that being college-educated should have made both of them invincible or something? Well, I may not have a 4-year college degree, but I have never lost $700,000.

It seems to me that the only thing that they succeeded at was their mating skills.

You are confusing cash-flow with net income. You always want positive cash-flow. Some people might not mind negative income if negative inc is due to depreciation on an appreciating asset. Here's basic financial math:

Revenue (rent)
-Maintenance, taxes, insurance

= EBITDA
- Interest
- Depreciation
- Income Taxes
= Net Income
- Amortization of principle
+ Capital expenditure
=Free cash-flow

Got it? Probably not, but that's my good deed for the day.

It appears that the Federal Government is going to be looking hard into transactions like you describe here. So you're saying that every irresponsible and bankrupt couple out there in the US should have a zillion children just because of high immigration rates?

Have you thought about CONTROLING IMMIGRATION FIRST, instead of having out of control birth rates that only increase crime and screw the honest and responsible taxpayer?

One more thing, the reason that crime went down in NYC was due to an increase in abortions on that decade, not because of Giuliani. Read the book Freakonomics. Oh, I forgot, some people here don't believe in science or mathematics.

Hmmm...wrong. Sorry but that's the calculation of Free Cash Flow for corporations, not positive cash flow for real estate investing. Free Cash Flow is used to check the performance of a business.

In real estate investing, the CAP RATE concept is used more often, not Free Cash Flow.

Story today in the WSJ. A couple in Riverside county California runs up the mortgage payment on their house to $6300 a month thru ir-responsible refinancing to pay for their spending sprees. They now owe much more than house is worth.

Two months behind on payments with a foreclosure just around the corner, so what do they do. Buy a house in Houston, TX while their credit is still good along with 2 new cars with no down payment on the cars. Leave for Texas to start a new life and let the bank deal with the house in California.

Yea, its time to bring back debtors prison.

I was a Loan Officer back in 2005. What I couldn't understand was all the "INVESTORS" who were buying property with negative cash flows. I would point this out to them and they would just shrug it off. But with 80/20 No Documentation loans they could buy 10 properties with no questions asked.
One guy owned 3 townhouses in Scottsdale each with a negative cash flow of $1,200 per month. But he bragged how they were appreciating $3,000 per month.
I bet that guy is fried now!

AMEN!!!! I completely agree with you. Although I believe that having children in this life (which I don't have) should be a blessing, it isn't. Between lower wages, higher costs of living, inadequate education, etc. the blessing becomes not only a spiritual drain but more significantly a financial drain - that for many becomes unbearable. You simply cannot afford children, and the environment does not foster healthy family ties...

I am a college educated, middle-class, Gen-X'er whose values generally run counter to what you've been told a Gen-X'er (or American, for that matter) represents. The housing bubble occured with such timing in my life that I will not be bringing any kids into the world. I am now in my late 30s and married; I have experienced significantly reduced (adjusted for real inflation or housing inflation) wages in the I.T. industry (after the tech bubble implosion). I have decided I will not be having any children since I can no longer support a household on my engineering salary.


Wow. I'm an engineer doing IT as well. When my co-workers ask when I'm going to have kids I tell them I've been economically sterilized. They chuckle, but I'm not joking. I did the math.

Neither of my parents had a university degree but they were still able to afford a house and basic needs while I worked to pay for my tuition. With rising tuition and housing costs I doubt I could even give my kids the same fighting chance at life I had. Why bother bringing a single life into this world just to be a working slave.

This is a direct result of inflation and a loose fiat monetary policy. If only more people knew why their standard of living has diminished so much - the Federal Reserve and fiat money. It's an erosion of wealth by stealth and that's why the root cause has gone largely unnoticed for so long. The abundance of credit helps hide the economic reality where even a well paid engineer lives check to check and can't afford to buy a house and a nation with a savings rate of zero.

What I don't understand (one of many things!) is how could you risk so much money when you have six kids to feed? It's just irresponsible. How could you sleep at night?

First off the American Indians (California and Texas tribes) hated the Aztecs and considered them demons who would come up from Baja desert to steal from them - how ironic. And the Aztecs were quickly killed. In addition the tribes were constantly raping, cheating, lying and killing each other. Calling the Europeans "bastards" and "invaders" is the same talk Hitler gave to the Germans - on sided, arrogant vain propaganda that never looks into the ills of the one speaking it.
