Hundreds of thousands of bankers, realtors, appraisers, mortgage brokers & REIC will be losing their livelihoods these next few months. Anyone care?


I mean, these are people too. With McMansions, and big mortgages, and vacation homes, and massive lease payments, and huge credit card bills, and horrific private school tuitions, and Nordstroms cards, and, well, TONS of monthly expenses, helping fuel the world economy.

So shouldn't we have a heart? Shouldn't we feel bad these folks are getting shown the door?

It's everyone for himself when the sh*t hits the fan unfortunately. And I don't think there's gonna be a lot of pity for the investment banker / REIC crowd when they get served their slice of humble pie. Nope, I don't think there's gonna be a lot of pity. What a pity.

New York City-based Citigroup may soon layoff as many as 45,000 jobs in an effort to cut costs, CNBC reported Monday.

"We are engaged in a planning process in anticipation of our new CEO and our business heads are planning ways in which we can be more efficient and cost effective to position our businesses in line with economic realities," Citigroup said. "Any reports on specific numbers are not factual."

Let me think about that a moment. DONE! No I don't give a Flying "F" about what happens to any realtor or broker or banker etc. I will give them all the respect they deserve, though, in their new jobs. I don't want them spitting in my food.

A host on CNBC today commented that he went to Home Depot over the weekend and was waited on by an ex-mortgage broker.

I care, because I was one of them. I am new out of college, and real estate was the only industry that I could land a job. I worked for one realtor as an assistant for 7 months and only made $1000 (he kept selling me on a dream, promising me that I would get paid soon), because of that I have racked up my credit cards on basic living expenses (its amazing how expensive a gallon of milk is getting)


I have bounced back though, and found a new job which I love, and am working on paying off the rest of the debt that I have accured working for a realtor.

To answer your question, I do care about myself, but the realtor can go f*** himself for all the hours I put into for him with nothing to show for it.

Are there good realtors? Sure. Not many. But there's gotta be a few. Were there some moral and ethical mortgage brokers? Maybe. One or two. But the ones that were sure left a lot of money on the table these past few years, as their unethical scum peers did anything for a commission.

Bottom line, America will not pity these poor souls as they're thrown on the street. As a class.

The REIC will be hated after this downfall. HATED.

Meanwhile, any REIC who'd like to repent and admit to your evil deeds here, more power to you. Come clean, throw the NAR under the bus and be redeemed.

I was in Arizona a couple of weeks ago and strip malls & shopping centers in Scottsdale that were buzzing and humming with activity last year look like ghost towns now with nothing but "For Lease" signs in all the previously cluttered store windows.

New college grad, I hope the one lesson you learned from your experience is this:

Life is too short to screw people for a commission.

But you're also probably learning that milk sure gets expensive when the US is run by a corrupt central banker hell-bent on destroying the purchasing power of the US currency.

But that's in the advanced class. Lesson 101 is - life is too short to be (or work for) a realtor.

Let me get this straight. Citigroup needs equity capital so they get a convertible from the U.A.E. paying 11% for $7.5 billion. Now 9% is considered junk so they're paying 200 basis points above junk. This is REAL Junque.

Countrywide does the same deal in August and gets $2 Billion at only 7% from Bof A Proving that Angelo Mozilo can out negotiate Robert Rubin any day and earning himself the title of "King of All Crap"

Meanwhile Angelo lends out the 7% B of A money and Mega billions of FDIC insured 6.25% CD's and Money markets at 5.9% for thirty years believing in the Greater Fool Theory (i.e. Helicopter Ben, Federal Home Loan Bank of Atlanta, Freddie and Fanny) that he can sell these loans and make money off the points and servicing.

Not to be outdone, Citigroup takes the $7.5 billion of 11% money from the U.A.E. and the mega billions more of FDIC insured CD's and Money Markets at around 5% and sends out 10 million credit card refi offers every month at 0.9% interest until 2010.

But everything is OK because 52 inch Flat panel TV's were being sold for something like $1.99 on Black Friday. ( and they sold a ton of them)

I managed LARGE rental complexes for 8 years. I went to all the conferences and dealt with all the people. Same type of business i.e. trying to get rich on the backs of others. Yes, the real estate industry knows it is fucked. It's just in denial how bad it's truly going to be. Based on what lenders are telling me, guidelines are getting so tight that many of these adjusting ARM's in 08 will not have a refi program available. Interest rates will jump from around 5.5- 6.5% to 9 and 10%.I have a few friends this is happening to.Their Payments will jump by up to 30%. Long term rates will slowly rise if the rest of the world doesn't continue to buy our 10 year bonds(what fixed rates mortgages are linked to) and with a falling dollar foriegn investors are looking at buying real assets in this country(at huge discounts) instead of bonds. The government will be forced to raise the yields to attract money to fuel the governments 1 billion dollar a day deficit.This will cause rates to spike. If this happens be ready to watch prices take a huge nose dive as real estate becomes even more unafordable. Truth be told the true Real Estate professionals see the biggest opportunities in our nations history right around the corner. The time is coming when banks will short the debt on non performing loans by up to 60% or more of face value.(It's already a 40% short on 1st positions, and 2nd positions are willing to give up 70 to 80%).There are a few good Portfolio lenders I have referred a lot of business over the past few years. They are very conservative with their lending guidelines, and prided themselves of extremely low foreclosure rates. They are now calling me to see if I have interest in shorting a default, or want to cut a deal on an REO. I think it's too early in the game, and the knife has to far to fall to be a buyer quite yet. I'm also too busy selling $2500 ten year old Honda and Toyota 4 bangers to deal with the workload.Personally I'm not fucked thanks to income streams other than my realtwhore commisions.(I know it really pisses some people off to know I'm not crashing and burning) If that was my only income source I would be losing my home but I was smart enough to know better. I can't represent a buyer in good conscience unless the property is 75% of ARV - repair costs. I figure around Christmas 09 is a good time to be a buyer. It will be a great time to do subject to's, wraparound installment sales, and my favorite strategy will be the lease option toward the bottom of the curve. It will be easy to control property without a lot of cash. It will be real interesting to see how the banks deal with all the defaults. Will they short them pre sheriff sale for whatever they can get? Or will they sell off blocks of REO's for pennies on the dollar? However it happens I will be there to pick up as much trash as I can. I'll hold as cash flow rentals until the next stupid housing bubble occurs (2020-2025?) I'll sell at a premium to the next generation of greedy stupid sheeple and retire quite wealthy. If you look at a 100 year graph of real estate pricing it's not to hard to predict. Economies run in repeating cycles, and greedy people will always follow the easy money with a herd like mentality. I've done well in this last 10 year cycle, and learned a hell of a lot.I bought when everyone was selling(for good strong cashflows with no cash in) and sold when everyone was buying(good call devestment) I will learn more in the downturn,and profit from it. If people on here would spend more time on education, and less time bitching about the realtwhore,Bernake,Bush,Mortgage brokers etc. They may actually make some coin when the dust settles. I'll be buying when housing panic is gone and everyone on here wouldn't touch a piece of RE. I love this site Keith but I think it is time to let go of getting joy out of watching other people being fucked. Many people in the industry are decent people with families who are about to become foreclosure statistics due to loss of income. Just for the record I am a Real Estate Professional and I am far from fucked, although many of my coleagues are crashing and burning. I guess you all will get satisfaction in knowing that. Ammo is good for a long, long time as long as it is not exposed to extreme heat, cold or moisture. I shoot WW2 surplus .45 and 30-06 with no problems. Just make sure you have enough. You need a rifle too.

I was one of the "ethical" Mortgage Brokers; and yes, I did leave a lot of money on the table. But I can sleep at night knowing I never did an Option ARM loan. I only did one ARM loan period during the last 8 years. I probably talked as many people out of refinancing as I did into it.

But I did have Sheeple call me wanting that 1.5% interest rate like they heard on TV. Many wouldn't listen to me when I explained it was a ticking time bomb. All they saw was they could borrow $200,000 for $450 a month instead of my $1,100 a month.

I've been in business for 18 years and I'll be in this business a lot more years. All the "49ers" who jumped in for the Gold Rush are now fleeing. GOOD RIDENCE!

Exactly! I'm not saying that I want anything bad to happen to these people. But think about karma. We all have to pay the piper for our egregious selfishness someday. I just hope that they (the REIC) realize that they were the ones at fault to begin with, and have no one to blame but themselves when the easy money ends and have to work harder for less money like the rest of us have to do.

This country is going down the toilet. Now with housing bubble implosion, we can see the true face of the Americano: Shallow thinking, narrow-minded, selfish, immoral, hoity-toity, greedy, illiterate, materialistic-madness, sell-your-mother-for-a-dollar.

What do you expect from a nation where one out of every four adults is divorced, separated, single-mom /single-dad, or marry again more than one time. Where are the God's good children with family and social value hiding nowaday ? Surely not in this land of the leper Americano !

America is the world's largest economy. America has the world's largest consumer base in the whole world. Out of the top 20 university's, America has 19. Should I go on and on Mr. Hac? Ladies & Gentlemen, Andrew Hac just revealed the source of his anger. The above statement indicates that his family sucked, his dad is probably a dead beat who left his mother and him to rot. That's why he's projecting his anger at what he calls "Americano". The fact that he's Asian and probably Muslim, also helps to fuel his anger against the US. Sorry about your f*cked up family, Andrew.

oh - there's another name for the people who live in this country that i also inhabit - goyim -
anyone know what that means. basically the attitude of the goyim causes them to repeatedly hurt themselves - as they follow each other into one mistake after another. the word goyim is an old word - just shows how long certain parts of humanity have deserved what they got.
