She is not flipping these houses. She is doing just enough fix up and making them rentals. She is specifically not pouring money into the bathrooms and kitchens for them to resell.

At least in this case, she sounds like a traditional investor -- if they cash flow.

I have been in real estate all my life and the worse house I ever saw was NOT habitated by mice and roaches. It was too toxic an environment and there was no food source.

Where's the weight bench ? Renters will get in there and trash that place and when you get them kicked out (good luck) you can burn the place down and try and collect the insurance. Putting money in that place is putting sugar on shit.

My observations:

- I never thought I would get a "virtual tour" to the tune of a Beastie Boys song.

- "I just wanted to let you guys know..." Yes, I'm sure there are people out there who were getting depressed that you hadn't posted a video for so long about your crackhouses.

- I have toured houses that are pretty close to the condition of this one, and it always amazes me how bad the bathroom can get. And I always chuckle a little bit when something like the toilet is missing.

- She makes a good point about not putting much into the bathrooms and kitchens, since it will be nothing more than a rental. The key is to make it clean with no foul odors, with completely functional appliances, and you are good to go.

Ask anyone with rentals; it isn’t as easy as it looks. If you are lucky you will pay for all your properties by retirement. I prefer higher end rentals as the tenants are more likely to pay their rent and less likely to destroy the place. I think the lady is admirable in her quest but has a long way to go and many hard expensive lessons to learn.

Halfway through, and still no vid of these famous fixer-uppers. Classic flipper/slumlord mentality - set everything up with bottom of the line, bare minimum for some faceless, nameless serf. Never stopping to ask 'would I want to live like this?'
Also, big dollar signs in the eyes, with no concern for others. As you overinflate that shack to line your pockets with $100k because you put up cheap paint and a ceiling fan, who is this poor person you're taking to the cleaners? That's more than a year's salary for most people. You don't care, you're going to retire early on the backs of others, leaving warped "comps" and jacked up property taxes in your wake (if your easy money ploy works, that is).
As pointed out, she's in for a fun time managing rentals in a bad neighborhood. What kind of financing did she get, I wonder?

If she's going to fumigate that house, clean and rehab it, and rent or sell it for a reasonable price to someone that needs housing, I don't have a problem with it. Lod knows Louisanans (?) could use affordable housing right now.But if she 's one of those greedy bottom feeding investors" out to line her own pockets and screw everybody else, I pray that she and her mother moves into that hovel AFTER she licks the floors clean.
