This radio appearance will prove to be the higlight of Greg Swan's real estate career. I hope he goes out and has a few cocktails to celebrate, because it's all downhill from here and leading quickly to a new career in the food services industry, where spots on radio shows are very few and far between.

Swan is pathetic, if you listen, he bashes buyers for not bargaining hard, but isn't that what a Buyer's Agent Realtor is supposed to do for you? Aren't they supposed to know the market and advise you what you could get these houses for?

Greg Swan is a mini David Liarrhea.
Hear him spew his spiel on how Phoenix is still a great place for real estate investors --IF-- (as he says this his speach speeds up to try and hide the facts like the fine print on an option ARM) you can put enough of a down payment (what 40%?? someone do the math for me on the average Phoenix sh*tbox) to make the paltry rent of 950.00 - 1150 you're going to get make your investment cash flow positive.
He even has new phrase (at least new to me) to add the lexicon of the REIC lies: "Nobody is going to sleep outside."
Oh Greg how very very wrong you are.
