I know during their grueling "schooling" they have to take an ethics session, but I'd say most slept through that part.
Here's some laughable highlights:
REALTORS® continuously strive to become and remain informed on issues affecting real estate and, as knowledgeable professionals, they willingly share the fruit of their experience and study with others
REALTORS® shall avoid exaggeration, misrepresentation, or concealment of pertinent facts relating to the property or the transaction.
REALTORS®, in attempting to secure a listing, shall not deliberately mislead the owner as to market value.
REALTORS® shall not accept any commission, rebate, or profit on expenditures made for their client, without the client’s knowledge and consent
REALTORS® shall not accept compensation from more than one party, even if permitted by law, without disclosure to all parties and the informed consent of the REALTOR®’s client or clients.
REALTORS® shall be careful at all times to present a true picture in their advertising and representations to the public
REALTORS® shall not knowingly or recklessly make false or misleading statements about competitors, their businesses, or their business practices.

Exactly. Just because you take ethics training doesn't mean you're ethical, or that you will follow what you were trained on. And also, if you have to tell me that we should trust realtors because they could ethics training, well....now you're just getting desperate.
their classes and their profession are a joke, and their behaviour these past few years led by Mr. Lereah has permanently destroyed their reputations.

Overheard cell-phone conversation in a quiet restaurant on Long Island yesterday:
REALTOR®: Hey it's me.
Uneasy Client: Yeah, what is it?
REALTOR®: Look, we've got to get together as soon as possible.
Uneasy Client: What for? I'm all booked up this week.
REALTOR®: (getting testy) Look, you're wasting time and rates are going up! Let's get this thing settled already!
Uneasy Client: What're you trying to rush me into this??
REALTOR®: No! I'm not trying to rush you into anything! Can we just meet for dinner and discuss this?
Uneasy Client: I'm not sure there's anything to discuss that hasn't been.

Ethics? Son you either got it or you don't! Unfortunately 'Most' don't! I don't give a damn how many classes you take! Real Estate is one of the Most cut-throat, huckster, snakeoil sales business's there is! Just a pack of lying Jackal's!

Let's face it, this occupation( please don't debase the word profession) draws people whose primary skills are influencing other people. They operate in a world of images and perceptions and ethice is just another prop on that stage. This is not to say that some of the sales associates do not have other talents, knowledge, and experience but the majority of these individuals are just hustlers. The buyers of course share responsibility because every scam requires a mark as well as a bunko artist.
Influencing people through deception? Please!
The world would be a much better place if realtors would do the right thing and kill themselves en masse.

OK, back then the government and popular opinion actually believed that honesty was important and scammers were morally wrong, even if they were wealthy and "contributed to the economy". It might take longer now. And maybe some riots among newly homeless squatters.
One completely snake in the grass, slimball realtor we know just had his recenlty bought, expensive home burn down. Wonder if he was in over his head?

When I went to buy my first house in 1986, I went house hunting an was involved with a bunch of realtors. All liars. I decided to become a realtor. Real easy. Took 2 weeks. Got a license and then began to look for a house to buy on the inside. Found my house and bought it. Collected a commission.
Then worked for 1 year as a Realtor and got so sick of other Realtors lying to me about the most stupid stuff, I had to quit.
It would have been one thing to try and lie to my customers or clients. But they would tell Bold-Faced Lies to me, a fellow Realtors. It was unbelievable.

Tonight on HGTV two couples decided to flip a house in Santa Barbara. Jist of the story, they were lucky not to loose their asses. Paid 1.16 mil for the house and put in almost $100,000 in improvements and really only one of the husbands really did any work. He worked his ass off for three months. They were lucky and sold in 7 days for their asking price of $1.399 mil. Aftert all their selling costs they netted $37,000 to split between the two couples. Real Estate agents took $130,000, not to mention the commision when they bought to flip so I imagine on this one house they made $250,000 and the flippers put in weeks of hard work but the agents made out like bandits. Where is the ethics? They laughed all the way to the bank.

Realtors have to take the 'ethics' class every 4 years. Now it is an interactive DVD and the only proof that they did it is their broker saying they did it ... what a joke these so call 'ethics' are ...
