Dan's house is also on the MLS. on the market for 95 days without a buyer. Lowered it from $645,000 to $630,000.
His neighbor, 200 sqft smaller, is asking $575,000 for their place, also on the market for 96 days. They lowered their price from $625,000 to $575,000.
Another neighbor is a bit more "motivated". They are 100 sqft bigger than Dan. They started off with a price of $640,000, after 50 days, now they are down to $610,000.
Dan is a loser that bought this property at the top of the market for $630,000 (a $170,000 mark up from 8/03 when the previous transaction occurred), two of the latest transactions on the same model of home went for $610-$617,000.
Dan can not afford a realtor because he can't afford to pay that 6% of commission. Dan is losing his shirt. He can't afford the monthly carrying cost of $4777. And now bigger homes in the same tract goes for $20,000 less than his purchase price.
Dan thought they weren't making anymore land in SD, he thought real estate only goes up.
The website says Dan needs to go back to college, that's why he's selling. No. Dan is a greedy flipper that needs to go back to elementary school to learn simple math.
I hate it but would concider at $60,000
don't. there's new homes in San Elijo that's 3000 sqft going for $700,000 now.
those are going to go down to $600,000. use your $600,000 to buy those, not these 2500 sqft ones.

I think Dan should just rent by the hour it as a set for RE advertising. He could probably earn big $$ because the ad agencies wouldn't have to change a thing. Just bring in the photographers and models.
The crappy music fits the sad tone for that crappy house.
Sadly, there are about 100,000 "Dan"s in Phoenix.
they need to hire actors to pretend they live in the area/house. it looks like a ghost town...
on the other hand i give the guy credit for actually 'working' to sell this piece. i love looking at houses that have been on the market for 100+ days with maybe a single crappy pic of the front on the MLS. hello??? whatcha paying a realtor for fool?
dont sellers know buyers get listings emailed to them the day they come out? wouldnt you want a picture available right then?
