can't stand the heat get out of the kitchen osman's flaming keith for months, in addition to pumping boulder real estate and his blog.

Osman is probably in the anger stage. He is working his ass off and cannot understand where all the buyers have gone. He probably is thinking how much blogs such as this one have unnecessarily panicked RE buyers.
Well, Osman, help is on the way. We are considering moving back to Colorado to buy some prime mountain RE. After prices drop by %50 or more of course.....It was so much fun playing the last Colorado market crash that we are going to do it again and with lots of cash this time.
Better move on to the aceptance stage, Osman, cuz the crash is coming to see you. Maybe you can become a foreclosure specialist.

Osman is in the bargaining stage, Denver is tanking, but Boulder is just fine! Complete nonsense, all homes, everywhere must go back to the same price level as there were in 2001, because there has been no wage increases, just speculation.
It's pretty simple over 70% of people already own homes, there are no buyers left, none, if there were they would have already bought. I mean, California now offers a 50 year mortgage, there are arms, io, neg am, no doc. If you dont own a home you either dont want one or want one 50% off.
Inventories are building, terrible jobs report, I predict by quarter 4 the economy will be heading into recession.
Osman has been gone for a few days. We've been rationally discussing land use policies and the general myth of running out. Don't mistake time off or a difference of opnion for anything else.
Caveat emptor right Osman?

It must strike a nerve that I (politely, I recall) point out your selective quotes, sensationalism, and contradictions. Hmmm..

Keith, given your response and unwarranted attacks, I can only guess that my earlier hypothesis on your true agenda was accurate. The reality is that you're not a patriotic citizen seeking to help America and his fellow citizens. You're an anonymous expatriot who publishes sensationalism like the tabloids (and makes money the same way). Not the Economist, which you claim to favor, but rather like Howard Stern or the Weekly World News.
And that's fine. It's entertainment, afterall. I'm certainly amused. Keep up the good work. :)

I think you'll find it's be a good way to keep in touch with our local market.
p.s. A 50% haircut across the board, in my opinion is extremely unlikely, even in Colorado markets where foreclosures are heavy. Perhaps that sort of scenario is possible in parts of the country where builders are discounting previously hot condos, but that's not our local marketplace.

Thanks for that insight into how Open Space Funding is an externalized cost and can be looked at as a subsidy for developers/overdevelopment. It's an interesting arguement.
By the way, my trip was awesome. Just got back on Thursday night. Moab is an incredible place. I posted photos on my personal blog.

I think you're right. Awesome trip - highly recommend it. Just check the weather forecast before you go.
It was my first time to Moab and I hear it's wicked inhospitable during the summer. I looked at doing a little adventuring closer to home here in CO, but most of the fun stuff is at higher elevations and I was ready for some hot/dry.
They've got a century ride in the fall, so perhaps I'll head back this year.
