Congratulate me! I successfully talked my sister of of buying a house in Las Vegas. The new construction, 1800 sq ft shitbox was listed at $390,000, but they we're willing to "knock off" $30k if they submitted the offer that day. I was working against her husband's realtor "friend" and his con artist pressure tactics and false advice and that "real estate only goes up".

Doin' my part to prevent loved ones from buying overpriced real estate! Happy Easter!

I was reading the BLOG THREAD on this site under the Heading, "Enjoying these GAS PRICES TODAY".

Someone Thread-Jacked this over to 911 and this tripped a RED FLAG and the DEBUNK MACHINE GOT TURNED UP TO FULL SPEED...

It is absolutely hilarious; I mean that I could not stop laughing after reading these folks duke it out on 911 (ROT) TECH.

The problem with not buying now is that if interest rates go up to 10% or so, most of your savings from waiting will be wiped out by much higher mortgage payments.

If interest rates go to 10% house prices will be cut in half...

It take 3 things to sell a house: a willing buyer, a willing seller, and a willing lender.

The fed is cracking down on junk financing (by the time rates get to 10%, no-doc and neg-amort loans will be history) and oh yea, buyers are going to have to qualify for those monthly payments again using conservative qualifying ratios like 28/36... just like it was for decades before the bubble mania.

All this adds up to higher rates and tighter lending standards = much lower housing prices going forward.

FINAL NOTE: If the FED guns the money supply like there is no tommorow... then fiat dollar prices of houses may stay flat or rise; however the relitive purchasing power of housing against everything else you need in life is going to CRASH AND BURN!

You all don't get it. The game today is to borrow all the money you want as long as you can make the minimum payments needed to barely service the debt. Interest rates? - who cares! Just keep consumin'.

The Fed is ready and willing to "help" us in this madness. They will look after old friends like Robert Rubin at Citigroup so don't worry about the big money center banks. Squadron commander Bernanke is warming up his chooper now...

Really, all I did was present the "other side" of the argument. I showed them numbers from sites like Bubble Tracking and Housing Tracker and they made up their own minds. If they would have bought, they would have paid twice their current rent. This is clearly a high risk, low reward scenario.

You have to show the other side or the realtors will have you believe that you'll be rich in no time, as rapid appreciation will continue (especially in Vegas). They'll pull pages and quotes from Lereah's con artist book about real estate being the best investment blah blah blah. They'll do whatever they can, sell their soul, sell out a friend, to make that 6%.
