Centex blow out sale continues - and now a good parody ad


NJ Bubble did this one up - cracked me up

Builders are going to clear what they have now as fast as they can - and screw all of the new buyers to high heaven.

If that happened to me not only would I be pissed at myself, but also the Centex front man who told me about waiting lists, great investment opportunity, how he'd buy one himself, etc, even though they knew they were about to screw you hard.

Did you catch that quote by Centex in the article you have linked. These guys are creating a glut.

So far, builders of more moderately priced homes do not appear to be suffering as much as their upper-end brethren.

Centex Homes, for one, is expecting sales to increase in 2006.

"In 2004, we built about 550 homes, in 2005 we built 650, and we're planning to build 750 this year," said Pat Legault, Southwest Florida division manager for Centex Homes.

But to bring in buyers, Centex is offering customers $10,000 to $50,000 price reductions during a one-day sale this weekend.

In a slowing market the upper end homes always slow first.

Centex wouldn't be my first choice for a home. This is starting to sound like GM, if you wait a week or two you'll save an additional $50,000. Wonder what it will look like this summer? Will there $250,000 off sales?

It is Centex's fiscal year-end right now. This was a way to add to sales/revenue figures for 2005. It is no sign of a slowing. Just padding the numbers.

Hint #6 for . Clutter will clog a sale: Display the full value of your space by removing all unnecessary articles. Consider storing things you don't need all the time.

In this "cooling off" real estate market, suggest that the average residence is shown about 4 times a week during the first 3 weeks of a real estate listing. After that, an unsold home goes "stale" ... it gets shown less .

watch "absorption rates" closely. It's a time-tested yardstick for home sales. Does it prove that the Housing Bubble has already popped? You bet it has.
