I feel like a parent leaving his 16 year old at home by himself for the first time.

Crack and hookers? Or a study group and tea? I guess we'll see... Just keep it clean, please, and ignore the trolls.

I'm off to a Mozart concert series at the Vatican for four nights. Might post from a 'net cafe if something big breaks, or might not.

I'm interested to see the remnants of a society who once dominated the known world militarily and culturally, only to implode, weighted down by its own hubris, gluttony and overconfidence.

Ok, here goe - in September I wrote a post about a new manager at work who moved here from Florida and had put his old house (in Coral Gables) on the market. Well, the house found a buyer and closed this week. The asking price was 344K; he is getting 332K for it. That’s only a 3.5% decrease. When he told me the news, my jaw hit the desk.

To give this blog credit, the manager said his agent told him he was very lucky to have sold the house, even though it was priced lower than the comps.

But I still believe there is a housing bubble and that the ‘you-know-what’ is going to hit the fan.

Mammoth, "comps" mean little. The subject property could be in a neighborhood full of cookie cutters identical to each other, yet if the value needed is not supported by the previous sales (even if it was the house next door that sold yesterday) the appraiser will just go outside the area (but stay close enough that it will still be considered "urban" or "suburban" distances) for "comps". This is how sales prices get inflated, it's also how people extract "equity" out of their homes when doing a refi. Any other questions about how the bubble got started? Just ask your friendly anti-semitic former mortgage loan officer. I've been talking about the bubble for about two years, though it has yet to hit where I live. Kinda makes me want to start writing loans again.

People are still buying in my Immediate area in Missouri. The house across the street just sold for $25,000 more than I paid for mine roughly a year ago. The lake front mansions seem a little slower, but a 7,000 sq ft one looks like it will sell @ $2,350,000 here pretty soon. We've got a mixed bag here as I've said in the past.

A few years ago, while browsing around the library downtown, I had to take a piss. As I entered the john a big beautiful all-American football hero type, about twenty-five, came out of one of the booths. I stood at the urinal looking at him out of the corner of my eye as he washed his hands.

good news from New Zealand, property prices are only rising at under 10% per anum. If you could be arsed reading the second article our reserve bank said this:

'The report again outlined the risk that house prices may yet decline as the increases over the past five years had run ahead of household incomes and population growth.'

thats 100% increases in house prices in 3 years and average wage increases of 3-4% population growth around the same.

puts the 'mental' into fundamentals dosn't it. I missed out on RE and have not been able to match savings with price increases. bugger, missing all the fun. as you were.

I was in (I hate to say it) Walmart and noticed for about two weeks now that their slider machine has a cash option on a purchase when using a CC!

I spoke with the clerk about it, and she just said it's "something new"

Yeah, new alright, just another way of separating people from their money if they arent paying attention.

What is most surprising, is that people in general have no idea the interest rate is alot higher on cash outs which creates a separate balance with an new higher interest rate...

Edmonds, WA is a quiet bedroom community nestled alongside Puget Sound, just north of Seattle. It is fairly affluent with lots of retirees, and cute knick-knack shops lining its downtown streets.

There was a condo for sale there; every day I walked past it on the way to work. It started out at $460K back in June. I’d thought about contacting the agent, evaluating the place and then offering her ½ the asking price, but never had the time for this.

So either the place finally sold, or the seller just took the condo off the market. In other words, either the buyer got (at least) 14% shaved off the asking price, OR a 14% price cut still didn’t move this condo.

Looks like housing in the Seattle area has passed it’s peak.

Hey - any motorheads out there? Yes there is a relationship between autos & housing. Keith said he hates cars; maybe that’s why he’s ignored past hints to put up a thread about them. But he is away right now, so all you car nuts c’mon out in force and let’s start our own thread right here.

During the Bush1 recession, prices for classic & muscle really took a pounding; could this happen again? During the past few years, though, prices for these old cars have really shot up. What I remember as $400 cars years ago, are now going for $4,000 and up!

I have a ’66 Pontiac LeMans - a rare “Sprint-6” model - anyone out there remember these? Anyway, I bought it for $2400 back in ’97, and it has just sat in the barn for the past 5 years getting crapped on by the swallows. It runs & drives fine.

So I am thinking of advertising it for $7,900 and seeing if there are any bites. My rationale is that if the economy really does tank in the coming months, there will be a lot of other pretty machines on the market then, and prices could get hammered again.

But there is also the possibility that this car will be worth over $10K if I hang onto it another couple of years. After all, they aren’t making ‘60’s classic cars any more. So how about looking into the crystal ball and saying which way these old cars are going to go?

So, what do you see happening with the classic & muscle cars? Since they aren’t being used much as daily drivers anymore, perhaps their values will not be affected by higher gas prices. These are basically now toys, and people always seem to find money for their hobbies.

But when that ARM adjusts up on a massive scale, is that going to cause financially-stressed homedebtors to deluge the market with these beauties, depressing their values? Or do you believe their prices are going to continue to climb?

Tabitha I followed your links but didn’t find anything about the Sprint-6. Will look again later, as I was in a rush. GM, Mopar, Ford - let’s dispel with the rivalry here - after all we’re all car nuts.

Man, that car would accelerate faster going uphill than most cars can, going downhill. No wonder why so many of these were wrapped around telephone poles in the ‘60’s!

But I was a college student when I restored that car; ran out of money in my senior year and had to sell it. Got $11K for it back in ’95; what do you think one of these would fetch today?

If they'd dropped their faith, a few centuries ago, they'd have been integrated into the Catholic or Orthodox churches in eastern Europe which I believe, some did, so I don't see them as non-white, just non-Christian and a part of a nation within a nation model of existence. America, as a nation, has integrated every single white group sans the Jews, since they'd kept their traditions instead of adopting a bland USA denomination like Unitarianism which BTW, has taken in a lot of former Europeans who didn't fit into the ways of the old countries.

For all intensive purposes, this person should be another "Unitarian" who basically gets along with everyone but instead, behaves like his grandparents who don't see themselves as fellow Americans but as a host in a Christian majority nation. Of course.. white, black, and east Asian. And within the groups, there are subgroups like Slavic, Nordic, Gaulic, etc. And among Asians, Malay, Altaic, etc.

The Talmudic Jews are white, but having some Arabic (semitic - mix of light African and white) heritage, living a separate existence from other whites in many nations including the USA. Steal a baby from a synagogue, raise him in a Unitarian household, and you get an ordinary bland, white American since many American doctors circumsize anyways.

Another 'car guy' here. My biggest interest lies in roadcourse racing, which I do when I can afford to. But I like any car (or truck) that is performance oriented.

As far as older car values go, there is a fad right now that is pushing those values up. Lots of guys that want to be 'hotrodders' and such. The housing bubble helped dreamers become buyers with all that free money out there, and prices have went up, up, up. I think that market will follow the housing market down at least to some extent.

Welcome Garyk 3:31:57. Now we’re back on a topic that (hopefully) most of us can agree on.

So, that classic ’64 GTO went from $11K to $40K in eleven years. Looks like a ~360% increase in value.

Isn’t this what homes have done, in the boom areas? While we’ve hit the price peak for housing, what about classic & performance cars? If the stock market turns sour in the coming months, investors will prpbably start loading up on gold. Perhaps some people will view these automobiles as investments?

It’s hard to figure out what’s going to go up in value next, and there’s a lot of discussion & disagreement about this here on HP, but one thing is certain - car nuts aren’t going to stop enjoying their hobby.

But will we be seeing Mustangs going for $50K in a few years? Or is their current value set for a plunge along with housing?

Mammoth, I know a guy that owns an exotic car dealership here in Missouri. All they deal in are Porshes, Ferraris, Lamborginis etc. This has been an EXTREMELY profitable business for him for several years........Not this year, last count I heard he was some $100,000 in the red for the year. He has a super nice place though, so overhead is probably around $10,000 a month, maybe more.

Well here we go - another parallel between housing & cars. The ultra high-end home sellers are getting hammered now, and it sounds like the same is true with the high-end exotic cars.

Anyone else out there seeing this? Well, here in the Seattle area it seems nearly everyone is driving around in a car that’s between new & 3 years old. The appearance of affluence is right there on the surface for everybody else to see, but how many of these are paid for?

Buy ammo? Better buy & stash away some food while you’re at it. If TSHTF, you’d better believe that those with the foresight to provision food & water “just in case” will also have the ammo to protect it.

Wasn’t there an incident during the Hurricane Katrina aftermath, when a hoard of people exiting the city was stopped by a group of gun-toting people who lived in the neighborhood they felt was being invaded?

A little knowledge about producing your own food, and some land to grow/raise it on, may come in handy too. I have mentioned this before on HP but have seen little response.

Imagine living in St. Louis when the New Madrid fault decides to produce another massive shaker like it did in the winter of 1811-1812. Or LA, Portland or Seattle - all potential earthquake targets.

Suddenly there would be no water, and the food would run out quickly. How many people are prepared for this? Time to get ready.

On the bright side, those with cash would have the opportunity to snap up some cheap housing!

I hear ya mammoth, growing your own is always a good idea. Having land is necessary for more than just this. Ammo, well, I think it's possible that this may be hard to come by here shortly. Another "terrorist" attack should be enough for the fed gov to collect all the guns and declare marshal law. Get it while you can, you can make food with it as well.
And as far as being in St. Louis when the next big one hits...... Whoah, with all the third-world savages, can you imagine the raping, robbing, looting and shooting that would go on there! Anyone know if St. Louis is still the murder capital of the world?

Right year, right model, you can ask that NOW for an antique mustang. I used to satisfy my old car (and parts) habit on Ebay, not any more! Items that cast $5 a year ago are going for $100. Totally nuts! Antiques and collectables of all types will be the new bubble. The stock market still leaves a bad taste in most investor's mouths (a la DotCom crash,) and housing is now doing the same.
Gotta put that dough somewhere before it burns a hole!

You are right about collectables! Two years ago I sold my childhood Hot Wheels collection (~45 cars) for $750. Could’ve probably gotten a lot more if I had sold each piece individually over EBay, but I don’t have the time for that.

Now we are coming up on the best time of year to snap up an old car & parts on the cheap.

Wait until a week or so after New Year’s, then pick the coldest, wettest, most miserable day, dress yourself up comfortably, and drop a visit to the seller of whatever items you desire.

As the car or parts are typically either outdoors or in an unheated garage, you will be able to carefully & slowly examine everything; again, slowly. Then dicker over the price - say - first try for 50% off the asking price.

Often this technique works. The seller becomes quite cold and uncomfortable, and may just throw in the towel, say “f*ck it” and sell it at your price just to get rid of it and to get back indoors where it is warm & cozy.

This same technique may just also work with a FB who is going the “sell it by owner” route!
