Now, why am I sitting around on a nice day here in SD at my computer?. . .waiting for the LANDLORD's repair man to come fix my microwave . . .at the Landlords expense!!!. . .another nice thing about renting - something broken - call the landlord.

I think miami is going to be especially harsh when all those new condos come on line - right when the others already bought go back on market

also watch for lots of condo cancellation stories

The inventory increase has accelerated and reached 50,000 three days before I expected. I have no idea when the inventory increases will stop nor reverse, but it will a long time.

Well if people keep moving to Phoenix and the builders stop building until inventory is absorbed there may be hope for a soft landing in Phoenix. I think the builders will keep building as the majority of people who move there will want new and with all the incentives will buy from the builders as they will get more, new, their choice, for less than the greedy homeowners.

Still, I think the inventory will continue to rise and will peak around 70,000 as long as interest rates stay below 8% and unemployement below 7%.

hold on, we're not there yet. ziprealty's been playing with us. went from 49,999 down to 49,812. 50,000 will have to wait until tomorrow, folks!

I have heard that for every 3 people that move in to Phoenix 2 move out. It ain't for everybody. Hot and rains mud in the summer. Godd 'ol Monsoon. It ain't even hot yet. Wait until July. Heck , the humidity today was only 4 Percent. It's just a dry heat. But not for long. Monsoon just around the corner. Poor people that came and can't sell now. My neighbors are perfect example. Want out of here BAD! Hate the heat ! But they are stuck ! HA! HA! HA!

In 6 months they picked up 25K but now thungs will go nuts. I say 75K by Sept 06.
